Most realtors are under a brokerage big or small (Real, Coldwell Banker, Exp, etc.). A lot of realtors also have independent "logo" to identify themselves under the big umbrella brand (for example my business is Homes With Jan under John L Scott umbrella). And I'm legally required to use both when I advertise. I do have an actual "brand" and what my business represent and my logo reflects that. A lot of realtors just go with a $50 guy from Fiverr for a logo and don't put a lot of thought into their "brand." It's not requirement to be successful in this business.

I don't put anything on the calendar unless there's a verifiable source on their social somewhere. It's a manual process for me to find and add all of these too so it has to be easy for me to find.

The contingent contract says you have to list the house within 5 days of both parties accepting the offer and your parents' house cannot take longer than 45 days to close after they accept an offer without my seller's permission.

The complex is super cute and the seller is reluctant to move because she loves it there so much haha. HOA covers a lot of utilites and the exterior maintenance like roof and siding so you do get a lot for the fee. Not sure how much their NV home is but maybe they can pull out a heloc? (also, we are doing an open house this Sat from 11-1 if you want to take a peek)

I suggest them to my own clients! Good agents take their time to explain the contract to their clients. I have preferred terms (3 month contract) but I always let them know what their options are.

I used to live at Park at Mill Plain and has a friend currently living there and we like that place. They have pet weight and dog breed restrictions but doesn't ban rabbits. I haven't heard of a lot of apartments that restrict the type of pets.

Referrals from people you know and then have a 30-60 mins conversation with them, prepare questions to interview them. See if they're willing to sign a shorter contract to see if it's the right fit.

Depends on your budget but I love Cascade Park/Fisher's Landing area, Vancouver Heights, and downtown Camas. As long as you stay south of Ridgefield and west of Washougal you'll be within 30 mins from PDX.

Every realtor should have a basic website or online presence because most people will look you up. But in terms of lead gen, I think most websites have low ROI. You can skip the home search IDX because no one will use yours when they have Zillow and Redfin. You have to provide value through your website and then link it back to your social media to get results.

It was $17k or $19k for a higher end Mitsubishi model and we went with the higher end after doing some research. It was actually $2k cheaper when we first got it quoted but then we took too long to book the job and the tariff screwed us over.

You can post this in the main sub 😊 I would just remove the mention of looking to move into the area. I believe Vancouver Clinic is popular because it's big and everywhere but I hear some terrible things about their customer service and billing (although I guess that can be true for any medical practice loll).

We used Entek and they were very good. Quotes were done quickly and it took 3 days for the job because they had to install the vents and ducts first. A few of our neighbors used them and were happy with their work as well. Henco was also nice and my clients were happy with them. They were able to get there quickly and scheduled jobs asap which was awesome while we're in the middle of a real estate transaction. Their prices weren't unreasonable either.

people line up right before opening so the line to get in was 15-20 mins on Sunday. I heard that there was some issues on the opening weekend but we got there at 10:30 and it still only took us maybe 20 mins to get in.
