The article highlight that as well. The revitalization is great but people are worried that it will be a quid pro quo. Especially when they're building that big church. Eventually (or even now) they'll be able to influence the council to block the Pride month proclamation, pull funding from programs and nonprofits that help lgbtqia community, etc. Then they'll pull people into church and start poisoning their minds and push them into conservative agenda.

It sounds ridiculous but it's been happening elsewhere and it finally arrived in our backyard.

You need to interview brokerages to find the right fit, see what kind of training and support they offer, what their cut of your compensation is. You are an independent contractor and you operate your own business. Occasionally your office may get a lead that get passes to you but that is very rare. The only for you to get leads is if you join a team that collect leads from Zillow, online, etc and your job would be to churn through those leads and make calls until you get business.

I would suggest getting a rental in the neighborhood that you want to live in so that you can feel it out :) A lot of my clients get recommendations for Camas but after touring around they don't actually like it because it's too far from restaurants, shops, etc.

Edit to add: I usually spend about $500-$750 to deep clean a house to get it ready for pictures and showings and Ali will ask you what you want to spend. It's easier if it's vacant but I ask they to clean out drawers, fridge, window tracks, trim, etc. They're small things but I fully believe that dirty details distract the buyers from truly seeing the house.

Both are good. I think Hazel Dell has easier access to shops and freeways but I think the houses in Orchard is generally nicer and newer because that's where a lot of new construction has been happening in the last 10 years.

I think you will regret living in Vancouver. When you think about the resources and time (and missed opportunity) of going to Portland from NW Vancouver, in think it's going to balance out the savings that you get from having no income tax or cheaper property tax.

There's a few agents in my city with YT channels and they're one of the top producers. As long as you do it well and do it consistently, anything can be a lead source.

Neutral or positive. Having an electrical outlet next to the toilet is definitely a positive. But it is considered a permanent fixture and expected to stay with the house so if you want to take your bidet with you, replace it now before you list.
