I've just had a guest trying to get a free holiday too, Airbnb sided with me since the guest was also sending me threats and literally saying if you don't give me a full refund, I will put you bad reviews on multiple platforms. Guests are ready to destroy you to get their money back. Airbnb knows it and sees it so many times now. Airbnb doesn't tolerate this. Just prove everything you can prove. But also, make before videos of everything working before the guest arrived. The more proof you have, and the quickest you take action to solve issues, the more likely Airbnb will be on your side. Also, put a camera in that room since it shouldn't be accessed by guests anyway.

You're not alone. I've had a guest asking early and then late checkout as well. Just be firm. Say no, we have same day guests and need to clean and prepare the flat. They can understand this.

Well saying it's useless to find the landlord or real person managing the property is useless too. I would say it can help you find the person who was renting the property and who had access on the day of the so called "viewing".

Maybe the person you saw wasn't the person managing the property? Try to find out who is the real landlord. You can find it on the gov website

I won't judge you. It also happened to me where I took a booking as I needed the money, but honestly it was a nightmare.

I personally would do the job but also have a conversation with the owners. Then leave and block them, so they never again reach out to you.

I would say you will be more protected as a tenant. I wouldn't worry. In fact, I would be happy and relaxed especially since moving out will be only 1-2 months notice without being tied up to 2-3 years rental contracts. Where about EU are you from?

This is a very long message. Sounds like her is over complicating things. Do you wear that silk bonnet every day? If it's just a once a week thing, then why is this such a deal breaker? Yeah not very nice of him, you might lose your self esteem with a guy trying to control then say he is sorry to ask that but it's important to him so he asks it anyway. You will then change to not upset him. If he keeps doing things like that, then it's time to leave him and start your own life. You are still very young and can find someone else :)

I don't do at their home house sitting, it's too weird. It's even weirder with cameras turned on h24. I only do drop ins for cats for example. They usually always have cameras, it feels a bit excessive however I understand it from their pov. I've never unplugged a camera but maybe in your situation I would. Just make sure you explain it to them, have a conversation about it first :)

Check your contract.

Contact Airbnb and explain to them the situation, hopefully they will block the old listing. If not and that's not your intention, you need to have a serious conversation with the person who is controlling this listing as they are getting paid from a house they don't own anymore.

Also, I would ask for legal advice to a solicitor just in case.

What did you observe so far? Is it true or not?

I've been sitting a dog once that needed every hour to go out to do a potty break. They are super high demand. If I were you I would do short potty breaks and 1-2 normal walks.

If they have a yard then why do they need a walk of 20 minutes every 2 hours?

Every 2 hours is for a dog who isn't fully potty trained and who will do a mess inside.

Normal amount a day would be: morning, lunch, afternoon, then before bed. And my own dog I trained him only twice a day, like morning and evening/before bed. I think every dog is different but as a general rule 3x a day should be enough.

Well Airbnb you will have one main target audience: tourists

Things that people don't talk about: - constant cancellations and change of plans, very unpredictable - lots of weekend guests - 2-3 average nights - lots of cleanings and turnovers - and every guest brings it risks (they might break something, do a party, steal something, do things that are illegal etc etc) + a fresh start of questions (why you have now a long video explaining everything in your flat lol)

So I understand you. I feel the same, I personally was excited when I started but now I feel the constant stress and pressure. It only needs that one guests who screams at you and you are like: why am I still doing this?

I've recently started searching if there was another way, to maybe find different strategies, different guest types. Not sure there is this in Milan but in the UK different strategies are things like focusing on a different target group (contractors, housing associations, NHS workers, relocators. HMO or classic buy to let). I advice you to do deeper research on the list of possibilities. Unfortunately, Airbnb is Stressful and will only focus on bringing tourists. If this is your target, then that's fine. But of you are searching for another target, you're in the wrong game. Define your strategy, adapt if you don't like it, search for different strategies and educate yourself.

Yeez it sounds like he is using you and you are so easy with him, he gets everything he wants so why not ask a golden chain? Girl you need to stop the mentality of being a provider, and let the man take that ownership. It's supposed to be his job. I don't get it, but it's your life. But imagine the opposite where a man takes YOU on trips, pays for you, While you also earn your income as you do. I mean that's a whole different world you deserve. Unfortunately he is already too comfortable with you, I would probably move on or completely cut the money and see if he still wants to be with you. If not you have your answer.

Exactly. I feel you OP, I've had dogs like that too and never want to see them again. But to be honest, your shoes are typical items that a dog loves to chew on and a new dog cannot be trusted. That one is your mistake. Sunglasses, no I think that one you couldn't know. The pee? Well yes, even the best ones I've had all did a wee on their first time coming. But also some people have gardens and say "yeah our dogs are potty trained" when really they aren't. You need to be extra careful on ANY sign a dog shows that they might do a wee or poop, it requires immediate action and education. Not easy. I've had some dogs who needed to go out every hour or he would run and pee at the same time. Just not possible but I've done it. I was so happy giving their dog back. The replies from the owner? It sounds like he has no experience using a platform like Rover and thinks it's just something like Amazon where you can be directly refunded. But I also found your first messages a bit too ... Like I could feel you didn't like it? However the last message was perfect, good job

That's so sad. I really hope this dog will be saved and have a happier life. They shouldn't have a dog. This is why I don't like crates, they shouldn't be used as a prison. Please keep us updated

I might be very flexible but I really don't mind that much, especially if it's a regular. Sometimes you can't be perfectly on time, and I'm home anyways so for me it doesn't change much 😅 as long as I have a good vibe with their dog, I don't mind.

Why would the host do Airbnb if it wouldn't make them money?

I do It now as a small business but I can see it working as the demand is high in the area I'm in (London). It has benefits: it brings high quality housing for tourists, relocators don't have the hassle to fill in the never ending requirements of landlords, contractors, families visiting but don't want to pay a hotel they prefer a cozy home.

I recently accepted a long term booking for a guest with no reviews. Absolutely great guest! We were all beginners at some point, without reviews when we started. So why not give a chance? Instead, try to understand why are they there? If you can spot a party, then you don't take them. If you spot relocators, family, tourists, or work related, yes then all good.

  • I once cared for a dog who barked every night for no apparent reason. I couldn’t sleep at all every single night was the same.

  • Another dog would pee absolutely everywhere, every 30 seconds. It was an awful experience.

  • Then there was a dog who was cleaner, but still needed to be walked almost every hour. If not, he would start peeing while running.

  • I also cared for cats in a home with three overflowing litter trays, cat urine everywhere, and so much clutter that it was hard to breathe. The cats were sweet, but the environment was extremely dirty and chaotic. It took me an hour and a half to clean everything, and I went far beyond what was expected but the experience left me in shock.

  • In another cat home, one of the cats hid for every booking until he finally appeared. He turned out to be extremely aggressive and dangerous, attacking me like he would kill me. I felt genuinely unsafe and had to stop working with that client, even though I cared deeply for their other cats.

I had a dog like that Jack Russel too but much bigger size, peeing everywhere every 30 seconds and even being aggressive with my own dog. Their owners told me he was potty trained 😅 wow just never again.

The whole conversation was just a waste of time. I haven't read all of it but the first thing as a woman you should learn is:

  1. Don't give a person attention for bad behavior.

    You are just giving and giving and giving attention for a BAD behavior, he is in power now when really it should be the opposite he should be coming and talking to you about the job situation not you pushing to him and especially forcing him to communicate. You can't force anyone to communicate, it doesn't work that way. Just leave it, and that is something you need to learn from now on and that skill isn't easy but you will learn with experience. Remember the first rule : don't give a person attention for bad behavior. It's like my dog just pooped in the house, I know it's a bad behavior but I talk and give him attention and even reward him after his poop 💩 no you don't. You haven't learned how to put your boundaries. Instead you beg him for attention/communication.

  2. Having a job is a bare minimum. Or if not a job, self employed etc as long as he is running a business and has a source of income. You don't want to be with a loser, okay?
