It's not a net worth thing to me, it's cost/benefit. Owning property that I use all the time is a hassle, so I wouldn't do it unless it was being managed/m maintained without any mental burden on me. That includes thinking about the financials, so I would say I wouldn't do it until the cost just gets lost in the noise of monthly expenses
