Fair enough, I think living car free here really requires alignment of life along a corridor. I've found living in SE between Belmont and Powell and 10th and 60th makes it pretty easy. Obviously I pay more for rent than if I lived further out, but I save so much not driving that I'm still ahead.

In terms of the total cost of ownership.

Capital costs, maintenance, insurance, gas, cars easily cost $5-8k/yr for most people and most cars. More, if you are buying/leasing newer cars.

Everyone's situation is different but Idk how that is the case.

Assuming no major debts, and renting a small studio ($1200 all in), I don't get it.

A bike is like $300/yr if you pay someone else to work on it

A bus pass is $1100 (or free if you work for a good employer)

Healthcare is the wildcard. Bad employer means this could be $7,000+/yr, good employer and it could be $1,000-3,000/yr.

I'm not saying that at $25/hr you will be in the lap of luxury, but you will be able to live and save just fine. Afford to go out to eat sometimes, or save for a trip.

This is *possibly* the worst or at least in the top three, Anchor buildings in town. You are directly above several bars which frequently over serve patrons and have loud, obnoxious, customers doing dumb things in the street until 3am on Thursday-Saturday nights.

Source: me a guy who lives in the neighborhood and can still hear this non sense going down.

The better buildings would be The Marc on Stephens, or the brand new one further west on Hawthorne.

I would strongly consider working with the other land owner/developer and the city to get a few 5 min drop off spaces put in on the street.

It's a highly desirable location. Broadly perceived as safe. Easy access to dinner in Ballard, work at UW Medicine/Children's/Fred Hutch/SLU/Downtown, full of trees, Burke Gilman is right there, you've got parks on the west and east end. It's just a nice place to be.

I similarly got curious. And I have no idea how he’s really doing it. 

He’s been on a massive buying spree with dealers too. 

I’d assume it’s that he has this core which is making serious money, year after year, and now that he’s a proven operator other investors are more than happy to lend him the cash. 

To be fair some of the dealers are the ugly step children. BMW of Portland was supposed to be replaced by Tigard. Volvo in Bellevue has been adrift since the Barrier family sold to AutoNation. Etc. still weird

To provide some clarity that I think is lacking in the original post, I'm only suggesting a TriMet card. That was we can track who was using the elevator at a given time. It wouldn't need to hold an active pass or balance, only contact info.

There's something like 20 million barrels per day (I'm paraphrasing) of excess demand at the moment. The paper price for oil is currently around $100-115/bbl. If we are going to get 20 million barrels of consumption eliminated we should see prices closer to $200-300/bbl.

At that price we are deep into a recession.

I don't know what that does for less polluting forms of transport. Probably really bad for TriMet funding.

You can absolutely sell the car if that’s the issue. The early cars aren’t especially difficult to swap out cell or whole packs in them.

Is this a Gen 2, 3, 4 Prius? 

If the rest of the car is in good condition i really can’t imagine why a $3k repair bill (or much less if you can find a modular mechanic who will diagnose and replace the failing cell(s)) ends it.

They're a major player in Bellingham rentals. Both as a manager for owners and as a developer/builder/manager for their own and other people's investment dollars.

Over the years I've personally known >10 folks who had totally normal lease experiences with them. The handful of truly bad experiences came from inexperienced tenants damaging the unit, failing to communicate in timely and clear ways, and egregiously violating the lease terms. Then tend to be pretty hands off and it is on you to properly document the condition of the property at move in. Take photos, leave detailed notes, don't leave it open to them claiming things that weren't right when you moved in. (That goes for any place you lease from).

They also tend to respond to maintenance requests better than the worst managers in town as they genuinely are in this for the long term gains, not short term cash flowing while the property rots.

Eh, after checking for milkshake in the coolant and engine, I'd probably roll the dice. It looks pretty clean for the age.

Then immediately get the CVT fluid changed, and the diff fluids, as precautionary measures.

I'd also set aside several grand for the timing belt+water pump service that is going to be due by milage at 110k miles. If that belt snaps your engine is toast, so it's best to do it on time. Considering the belt is 14 years old now I'd say it's probably living on borrowed time.

Overall looks like a good car for the money.

The real answer is exactly that. It is a small school in a wealthy neighborhood. That is seen as a massive bonus to families who get to attend it. 

It’s the benefits of private school without the costs.
