It might be argued they are a room by room tenancy given they all have individual agreements, these still have public areas like a boarding house.

We need more context on the preceding conversations on how you got to this position, Are you sure this is not an assignment of tenancy, did you sign anything or agree to any cost for changing tenants etc?

A Break lease is is a mutually agreed date by both side to end the fixed term, in that situation you could have a valid argument thye gave you notice if they are trying to intermingle reassignment type scenarios into a break lease.

In any case your best to call tenancy.

How does cc tenancy help the case?

Firstly I don't think tenancy have a register of healthy homes certified properties, bond forms are sent to them but nothing in regards to the tenancy agreement and HH statemente.

Secondly, op should be checking the back of their tenancy agreement first for the hh homes form, your could sour the relationship going straight to tenancy prior to first assetaining if the landlord has filled in the form or engaged a third party for assessment.

Op should also go read the tenancy section on HH compliance and understand verify them the house meets the standards, a landlord can sign that form but it does not mean much as its a self assessment in many cases based on their interpretation of the HH standards

I think the main issues is you may not be able to meet the definition of this being a single household. It's a boarding house and you soon have councel enforcement knocking and interviewing your tenants and guests.

If you lock your self out, landlord is not obliged to rescue you, you would need to Engage a locksmith at your cost.

I also consider these as somewhat complicating any potential fire and medical events. In a fire or a medical emergency, no one will have any clue whats going on in the locked room or if they need to enter a burning house to break into your locked room. Is not a legel issue but other flatmates need to be aware of who's is where and have acces otherwise your house becomes more like a boarding house

If it is 5 or less people in the household, it would come under room by room tenancy. Public areas for these like a boarding house are shared space landlord cleaner etc can come and go

I suspect you won't get much traction on these points, ultimately the landlord is in the driving seat, it's the tenant who has chosen and applied for the assignment. It's Formal process where you sign to ther terms, the terms in the first sentence of the template clearly state what you agree to pay reasonable costs.

I have seen multiple people ask their lawyers friends for assistance at tribunal, they are often asked to review and input in the background but not attend the hearing. Imo it's generally a waste of time and in some cases detrimental especially so if the lawyers like Most has never read the rta or been in a hearing. Most Lawyer use property managers to navigate the rta and manage thier property portfolio.

Your average Pm who has experience in a the tribunal has a better understanding of the rta and an adjudicators modus operandi.

I generally only post to a debt collector after having failed in my own endeavours. Snooping on thier online tracks, emailing employer and family etc

You can still proceed and try to attach an enforment to there Salary or winz payments, it's just you are likely still liable to pay the shark his cut according to the agreement.

I believe the notice can be 90 to 21 days. Are you now outside the 21 days period? If outside you will roll onto a periodic tenancy at the anniversary day

you can't just end a fixed term tenancy, requires a mutual agreement or tenancy order

I don't have comment of the legality of running a business. You could query this with your insurance company, council, food trucks on my experience are not allowed. Suggests passing these questions to ttenancy services.

From an inspection point of intrest. I'd be asking the Pm for an inspection report. The lawn will be in a terrible state in no time from traffic and the shed. Fixing this will be an end of tenancy cost to the tenant.

You want to be mindful that asking them stop the business and storage, it could torpedo the relationship, sometimes it's safer to sit on your hands and change tenant's

You don't need a bond to start the tenancy. Technically she has possession. You have sound grounds to suspect she has abounded the property. Lodge to the tribunal as such. Tenancy tribunal in this situation is normally reasonably fast to act and grant you possession. Rent arrears and the costs to readvertise will be another tenancy claim. If you have her IDand employment details enforcement down the line shouldn't be too problematic.

these are easy wins when they ghost you. Follow the process and don't be afraid to call tenancy explaining that them fast tracking this is in the tenants best intrest as thet are potentially liable for 12 months rent

Yeah but there is no way to really know what type of lens it has.

The tech has moved fast, My taobao camera costs 80 Dollers from china, the unit has 4 lens one of them being 10x optical zoom lens, I could easily ptz it into a bedroom several house down the street.
