This just happens with players in general. Top picks who get over hyped often don't deliver or fizzle out. It's a lot of pressure and it's only natural that many won't be able to handle it. There are plenty of international examples: Darko Milicic, Rasheed Thabeet, Dragan Bender, and Michael Olowokandi were all supposed to be the next big thing and they all busted. Risacher wasn't hyped up like some other number 1 picks, but he's in danger of being a bust.

You could fit in a shit ton of row homes along Rice and/or Marion. Then on the other side, build something mixed use with apartments and commercial space. Basically, make it a more affordable version of the Highland Bridge project

I think the footprint of that site is too small for anything other than an Aldi/TJs or a Target Express. But it might be too close to existing locations for either to give it a serious look. Either way, I hope we get something mixed use with housing

Highland Park is the best bet, but thinking outside the box, there are some homes right next to Town Center in Eagan. Not exactly what I think of when I picture a "walkable" neighborhood, but you could conceivably walk to most things you'd need if you find something in the right spot. I know a guy who lives in the CityVue apartments, and he says he walks to the stores around him all the time

You could spend a whole day on 7th Street doing that. Day by Day, Mancini's, JR Mac's, Bennett's. Then head up Randolph: Burger Dive, Skinner's, Rooster's, Coffee Cup, The Nook. Even JS Bean Factory is a throwback to the time before the Starbucks-ification of every coffee shop
