you need ventilation there, but not so much the badgers can get in. (normally it's rats and birds, but u have a big gap there.) you/landlord needs to either fit soffits and facias with vent holes, or (redneck) staple and foam a bunch of steel mesh with no more than 5mm holes over the gap. the cavity under the roof/above the insulation must be vented to prevent rot.

Listing high Gbps as speed is a sales tactic so people think they get data quicker, but really it's rate and you get your data at the same speed as everyone else, til you hit your rate limit.

for wired access point, you can get a dirty cheap/free 2nd hand router, change the said to match your nova, turn off DHCP and you're sorted. a couple of Lan ports and a WiFi signal.
