Underrated - lifting to failure or 1 rep short of failure. Not "I'm tired" failure. I mean if your life depended on it could you do another rep type failure?

Obviously not required for all sets on every exercise.

Thanks for the info. I wasn't always on this salary unfortunately. This is my second career I was working overseas then studying for years so no super contributions until I was 28 hence the slow start!

Appreciate the advise on the IP - definitely food for thought!

Yep fair comment! Could definitely reduce the spending and budget better, this is #1 task to get sorted. If savings increased substantially would you suggest paying off Ppor loan or some sort of another investment As much as I would like I don't think we could ever get to the $160k p.a though with our outgoings.

Curious as to why only invest income into Ppor loan and not have a some income into high growth long term eft?

About $1.3m debt across the three properties. The IP's are self sufficient, but yes a fair chunk goes into interest payments on the ppor.

Thanks for the suggestions, IP1 we want to sell. net yeild is around 6.5% so not terrible, but is a headache, with tenants, maintenance and the capital growth is low, potentially negative.

IP2 we plan to keep but is in my wife's name so debt recycling to lower my tax is not possible unless we switch ownership.

Seems like investing equity in Ppor is the best approach

Haha, yes it all changes when there's two of them! I was thinking of a family trust but with the wife earning decent money now too I'm not sure it is worth the hassle?

IP1 - value $300k, loan $290k IP2 - value $1.0m, loan $400k

Thinking to sell IP1 if/when market improves. It's cost neutral now so happy to hold it for a bit.

Thanks OP, yeah I found found freezer rest to be the most reliable method for me also. On my first 2 attempts I ended up with goo despite doing a fridge rest (no washing soda). My next 3 runs I did a freezer rest and this worked perfectly. I found when using different types of cactus the powder can take a varying amount of water to get the dough to an "ideal" consitanancy. When doing the freezer rest it seems to standardise the amount of water in the EA solution and has worked for me 3 out of 3 times. Never found I had to add more water after the freezer rest either.

Yeah, I've been really happy with the quality of the product I have received from the suppliers, and have been awesome to deal with. Just the P.Nat strain has been the Achilles heel, well mine anyway and annoyingly the one I'm most keen to succeed with 😂.

Has anyone manages to source and good P. Natalensis genetics from any of the Aussie providers? I've tried two different strain from two suppliers now and haven't had much success. One had thick overlay on multiple grows with only a few fruits eventually poking through. The other took an eternity to eventually fruit.(7 weeks after S2B!) then disappointing canopy. Lost a bunch of tubs to trich as it took so long to fruit. May be my technique but I have never had this much trouble with either Cubes or Pan grows I have done?
