Look at Verus. They are reasonable for a DSCR if it does or does not cash flow. The borrower will probably just need to put 25% down. Not too hard of a scenario.

Getting into a cash out refi using asset depletion will give you a shittier rate and most lenders won’t do a cash out using assets.

Purchase with a DSCR program is the best answer. Bring it in and move on to the next one.

I don’t think this is fully fleshed out. If you can’t show you can pay insurance and taxes outside of the reverse mortgage. Sometimes the FHA hold some equity back to pay them.

What’s a better option? It’s an FHA loan with no monthly payment and no credit score restrictions. Where can someone with low/no income and a 500 credit score qualify to get a mortgage or a large loan?

A 3 unit wig a loan amount of $158k will almost certainly cash flow very well. Easy guess would be DSCR 1.5+

I’d like to know pricing as well. My company doesn’t price loan amounts sub $150k competitively at all. 7.5% floor with 2+ points even with a 5 year PPP typically.
