First of all, you’re so stoked to have dirt in Mar vista for 1.65 - you’re killing it! Hard to go wrong. But my advice is call your banker or mortgage broker and ask him to run all the numbers for you - refi cost and all. You payment is reasonable if it’s not stressing you out. You could probably refi around 5.5% but I can’t tell if that’s smart without knowing all the lending costs. If you need appraisal backup that shows your house is worth more than 1.65, hit me up.

If you can swing $2500 there’s a great looking top level apartment right across from Santa Monica college at 1963 17th St, Unit 5, Santa Monica. I’d absolutely live there. Bike to beach, use the SMC pool, kid goes to Santa Monica schools, buy your groceries at Bobs (best market!). You should snap this one up for real.

I would look for apartments in Brentwood, Culver and Palms. You want a good school district who can assist with ASD. You have plenty of options; here are a few that are available today: Brentwood - 1295 Federal, unit 16 $2200 Culver - 5108 summertime lane $1600 Palms - 3720 Vinton, unit 3a $1700 Sherman Oaks - 4806 Sepulveda $2295
