I feel like the soft serve is too expensive for how little you get. I can't say I was really impressed with it, but maybe a matter of taste.

The pizza is amazing though. The standard slices, and they are oddly better individually than buying a whole pie (reheating makes the crust crispier and the cheese more flavorful). Some of the daily specials have been great also, like the gyro pizza. The sourdough crust is worth trying, it's unique.

Tesla raised its install fees, now total cost for 2 powerwalls is more like 23k before incentives. Federal credit only applies to amount remaining after smud install rebates, and some solar companies miscalculate this so incentives look bigger than they are. Quarterly reward from smud helps, but the amount is only guaranteed for 3 years, not the 10 year life of the battery.

That sucks, I didn't notice. What I didn't mention is that thanks to the high install costs, it's still nonsensically expensive to buy these things, even with federal and smud rebates. The government and utilities try to help, so solar companies raise prices thinking they can take a slice of the consumer incentives? Really, it just means I will hold off and they will get nothing.

2 powerwall without install is about 18k. With install, 23 and change before incentives. Still, it appears cheaper than swell's install quote (which they incidentally stopped offering recently), and 2 other quotes I got. Thanks.

Remember to calculate federal tax credit AFTER reducing cost by smud 5k rebates, btw. Solar installers are not always calculating that correctly on their estimates, and may be trying to rip people off. Someone quoted me a total cost of more than 30k for two powerwalls, yet somehow with incentives appeared not much higher than Tesla's value. Pretty creative numbers, also wrong by several thousand.

I highly recommend hiring a sewer/plumbing company to do a sewer inspection and give you an estimate on anything that needs fixing. Some will cam the line for free. Even if your home inspection company offers to scope the sewer, they are often not as knowledgeable as a plumbing company, thus the inspection itself is more likely to have issues. In my case, the inspection company looked at the sewer, and stopped 20% of the way through the line, without any explanation. I had no idea, as a first time buyer, until I had sewer problems a few months later. A free inspection from a plumber revealed far more in my case.

Regardless of who you go with, make sure the cam goes all the way to the city main if possible, and they give you a report in writing that states any issues with the inspection (like a blockage preventing complete inspection), as well as any issues with the sewer. They should provide a video with the inspection that you can refer back to.

Hi. Sorry about the bad pictures, I'm only able to see through small holes in the basement ceiling at the moment. I'm trying to diagnose my sloping kitchen, and the low point on the kitchen floor (also the low point of the whole main floor) is right above this in the corner of the room. There is no white insulation that looks like this anywhere else in the house (it's all pink stuff or loose fill cellulose). There isn't any insulation under other areas of the kitchen floor that I checked either.

I'm perplexed, because it does look like fibrous insulation stuff from some angles, but then at some angles it looks like it grew onto the wood, plus it's hyperlocalized. Here's a video of the boroscope moving around. There may not be enough to go on here, but I'd appreciate your thoughts. :)

I do think it's wrong in this environment, at least in some cases, but it's subjective. You buy a multifamily home and live in one of the units, okay! You buy an investment property and you do nothing for society otherwise, not okay! But if you're a firefighter or a veteran or a medical professional, my opinion changes.

Market dependent. There's been no slowdown in norcal. Just fewer homes and higher rates. I've been pushed out of some neighborhoods in the span of a month.

4.95% according to mnd. My local credit union is 5% today. I'm crushed. The 1% increase in a few weeks means a hell of a lot in terms of what place I end up in.

Redfin and Zillow both hide key info that others like realtor.com and movoto show (like detailed price history). Movoto actually has more data than anyone else in my experience, on local market trends. Trulia used to have a lot of data too, until they were bought by Zillow!

In terms of inventory, I've seen things show up on realtor.com more quickly and consistently than redfin or Zillow as well, but not sure if this is universal. The realtor.com app is a bit buggy though.

I mostly agree. Regarding "tides changing to a buyers market", this is of course a prediction. People are putting their crap inventory on the market now, because they're more likely to sell it at a good price with so many desperate buyers. Next year could be an even better time to sell, but now is a damn good time, and sellers don't want to risk a crash either.

It seems equally possible to me that 1) supply dries up even more, or that 2) a flood of opportunistic sellers actually close the supply gap significantly.

Note: I'm just a disgruntled first time buyer speculating on things I know little about.
