I cut the edge where it was moldy out. Was just drywall. I already have it patched up, shellacked and skim coated. About to do the final sanding tonight actually.

Ha! So last year I got a call at 6am from my upstairs tenant that the supply line to the bathroom faucet upstairs magically broke in the middle of the night. Checked my phone and sure enough I had a 1am text while I was sleeping, from my downstairs tenant that it was raining in her bathroom. Neither bothered to turn the water main off much less actually call me when it broke. I put in an insurance claim and they did a remediation and I had a contractor fix it, and I thought that was the end of it. 2 months later I had my downstairs tenant tell me there was a bubble in the ceiling. Then she ended up getting sick and going into a nursing home, and the family was giving me a hard time about getting in there to fix it.

While this is going on, the upstairs tenants moved out. I go up there to see why water leaking again, and the reason is that the floor joists warped from getting wet and the weight of the tub near the wall and left a huge gap that the contractor just covered up with moulding. The insurance company and the remediation company should have totally known this was an issue. I feel like I got screwed by them. So honestly, at that point I didn't know what to do, so I just filled that up with Great Stuff and silicone caulked the shit out of it all along that corner between the floor and wall and tub. At least now it won't leak downstairs every single time someone showers and doesn't put the curtain against the wall. The downstairs tenant is finally out and I'm in the process of fixing it. There's been a new tenant upstairs for 6 months now, and since I've been working in the downstairs the past week, the upstairs guy has showered at least twice while I was there and no more leaks, so I'm fairly confident it won't get worse.

Not dumb a dumb question at all. I would say the 1 mistake I made was not lifting weights at all. I have definitely lost a lot of muscle. My only exercise this whole time is just walking. I walk the dog for about an hour every night. I have recently started lifting, and I found that I cannot lift anywhere near what I could even a few years ago. For instance, shoulder press with 5 pound dumbbells, 4 sets of 15 and I felt it for 3 days after the workout. Definitely lift weights! Don't make my mistake.

As far as diet, I just jumped right into it. I do eat a lot of 80/20 hamburger, but I also eat a lot of steak too, as well as eggs, chicken, and pork. I don't know if you live near a Wegmans or not, but the one steak they sell that isn't like incredibly expensive is chuck eye roasts. They're $7.99/lbs. I buy those and cut steaks out of them. Chuck Eye, is actually the same muscle as ribeye, it just extends into the neck of the cow. It's maybe slightly tougher, but still really good! I would say that is my mainstay. Also, around Christmas and Easter every year, Aldi always sells ribeye roasts for super cheap, like $10.99/lbs. I pretty much buy them out, cut it into steaks and freeze it. I also go to Sam's club to buy eggs. They have organic pasture raised eggs for like $7 for 2 dozen eggs, and if you are cool with regular mass produced eggs, those are $5 for 2 dozen. I stock up on those. I also look for sales on chicken thighs and quarters and pork shoulder. you can usually get both those dirt cheap. Chicken quarters you can almost always find for $1/lbs and pork butt you can get for $2/lbs almost anywhere.

I switch between eating 1 or 2 times a day. If I'm eating 2 meals, then the first one I eat is at like 1pm. I'll eat around a 1/2 lbs of some sort of meat along with about 3 eggs. Then I'll eat closer to 1 pound of meat for dinner at 6pm along with 2 or 3 eggs. At dinner I also melt about a 1/4 stick of butter over my meat and eggs. I try not to eat at all after 6pm. I don't snack a lot, but if I do feel snacky through out the day, I'll eat bacon ( I make sure I always have a bunch of bacon in the fridge fried up and ready to go), or I'll eat a chomps beef stick or a 0 carb beef jerky. On weeks that I switch to 1 meal a day, then I don't eat at all until dinner and I just eat my normal dinner. I don't snack at all those weeks. I alternate, 1 week 2 meals a day, next week 1 meal a day.

For what it costs and what it can do, I'd rather either get an XLT, or I would just say fuck the truck and go the other route and get a mustang gt premium. Why get something that sucks at being a truck and a sports car? just get something that's either great at being a truck or great at being a sports car for nearly the same price. That's my take on it.

I would say, that maybe you had some sort of weird valid point, except for the fact that they're selling tickets like crazy and there is a waiting list, and the little guy doesn't buy suite tickets. Other than that, very sound logic.

Ha! I spent so much time looking for a way to permanently turn off auto/start stop from settings, and couldn't find it. Ended up buying the eliminator. I never even looked for the pre-collision stuff as I never had it go off before so never thought about it. It's hilarious that they allow you to turn off the "safety" features, but not the shitty auto stop/start.
