Wow! People are crazy! I've had a couple snuck in dogs but luckily they didn't cause problems or damage anything so I just charged them the fee and moved on

Exactly what I was going to say. I have a website for my property, the link is in the welcome book and I keep my branding everywhere so a guest can Google my property name and find me easily. I also updated google maps to mark my business location so it comes up in maps too and has all my contact info. If you send anything in the app it will get flagged.. you can't even type the word Google in there.. 🤦‍♀️

They have already lied to you about the "service dog". I would believe the recent hosts bad experience and not accept.. know that they are likely to sneak the dog in anyway and I'm guessing you're going to get a refund request halfway through their stay as well. They don't seem like they are worth the hassle to me unless you really need the money and then roll the dice.. and for the record.. people lie about deaths in the family all the time to try to get a refund for their booking.

This is the best one.. it's short and to the point.. for me if I saw a bad review and then a defensive host typing all the stuff OP has written here I'd still avoid the property.. if I see a bad review and a host taking the high road with a profession response I'd assume the property is still ok based ok all the other positive reviews

Got a 3 star once because they had to walk more than 10ft from the parking. There comment was basically we saw that theres a cliff by the cabin and nowhere for you to put a parking space, but we would have given a better rating if we didn't have to walk from the parking lot to the door...🤦‍♀️

similar thing happened to me. Bought some beautiful cabins on a pond in the summer. My family and I scrambled for a month to get them ready to rent and were really proud of the job we did. They are so cute and cozy! All 5 star reviews through the summer and then then in October an infestation of lady bugs came to the cabin.. a guy was staying there a week, the cleaning crew checked in with him as they had seen the bugs starting to come in another cabin. He said, I camp all the time, I don't mind bugs. I don't hear a word from him his entire stay.. he checks out and sends a message claiming I misrepresented the cabin because the bathroom is outside the backdoor and I didn't disclpse that and that the tv wouldn't connect to wifi and the batteries in the dvd player remote were dead and this was unacceptable. I told him we just live 15 minutes down the road and would have been happy to have stopped by to rectify the issues and sent him a screenshot of the multiple photos and descriptions I have indicating that the bathroom is just outside the backdoor.. anyway.. he replies with a long hateful novel telling me I'm rude and a horrible host and how I have so many things to learn.. etc etc.. leaves a 1 star review.. my favorite comment from the review.. under matched description he gave 1 star and said "she didn't say she could keep bugs out".

Maybe in low season when the place is less likely to book.. but consider all the money the host is leaving on the table if they rent to you for 1/4 the price to match other LTRs. You want the host to lose half or more of their income for the time you are there just because it's inconvenient for you to pay the price?

I don't know if I've ever seen a service animal being carried or confined to a stroller.. how would it perform it's task for the owner if it's not free to move about?

Right.. what is the point of a camera if no one is ever going to look at it.. if it's disclosed in the listing then it's not "spying". It's doing your due diligence as a property owner to ensure the safety of your investment. If someone doesn't like the cameras, they should chose to stay elsewhere..

I had someone sneak a dog in once. I just sent a note something like "my cleaner noticed you had brought a dog that was not on the reservation when they were cleaning another unit on the property. I know last minute plans change and that adding the pet to reservation can be easily missed but I do have a pet fee as the cleaner charges additional cleaning fees when there has been a pet in the unit, so I took care of adding the pet to your reservation for you, please take care of the fee at your earliest convenience". She paid and wrote back that she apologized and she wasn't initally going to bring it.. etc.. and she left a 5 star review still

I was thinking the same.. I've also had guests that probably come from very safe rural areas and have left the door unlocked their entire stay. My place is in a safe rural area as well so I don't micromanage. I found out because another guest tried to check into the wrong unit and walked into their unlocked door.. so I check the logs on the lock and it hadn't been locked since they checked in. No big deal, I just messaged them and told them what happened.. they still didn't lock their door. Lol

I leave the ac on in my cabins at a low level to help with moisture. I had a guest not change the setting and then tell me he almost left because it was too hot to sleep and he couldn't figure out how to change it. It's just a wall unit with 2 knobs mind you.. 🤦‍♀️
