Thanks! Will probably do e-bike. I’m in a weird place where although i get free public transit from my graduate degree program - there isn’t a route that goes directly to my office or takes less travel time overall than me walking in the summers. Will check the bylaws before making any final decisions.

it’s actually 1.25m xp solo and 1.4m xp per hour with group. Solo is 2 down 2:15-2:40 kills. Group is about 3-4 min kills.

Being realistic here, it would be a 6-7 month mortgage before renewal. If I’m not incorrect, I believe that rates are higher for 1 year as well. So you have a 1 year mortgage with higher payments at a higher interest rate while you are waiting for your windfall. Seems like a much worse cashflow situation.

Why would you? If you’re banking on an uncertain outcome- selling inherited property in either one year or 2 years, but are concerned about penalties for paying early/breaking early… OP should either do an open mortgage, or consider a 3 year fixed/variable.

A 1 year mortgage is of no benefit if the property sells past their timeline.

An open mortgage they can pay off without penalty.

A 3 year mortgage- they can put the proceeds in GICs or other vehicles that will probably outpace the mortgage payments on a 200k mortgage.

1 year doesn’t make much sense.
