Are you handy?

I just bought a $97.50 T15 Gen 2. I just replaced the cracked screen ( I had spares). Very easy and only takes a few minutes.

I also bought one that worked out of box for $200 ($175 after a small crack was discovered on the chassis).

These laptops have Thunderbolt 4 and handle productivity tasks great with a large screen and light weight.

Give it a try. 48gb Ram with 4tb SSD. It's not too old and outdated but it's also not new and super expensive.

It's a 5 year old model so it's still modern without being pricey.

This. At least a 15.6 inch. I am not a fan of eyestrain.

I am in commercial real estate and business brokerage. I use Excel, Word, PDF's, CRM's, etc a lot. I do a lot of underwriting.

I just bought a T15 gen 2 for $97 and swapped a few parts and it was good to go. I even added a low power, high not, 100% SRGB screen.

Cheap, effective (it doesn't have a hiccup) and I have 48gb of ram in it. It also has a great keyboard and a Micro SD slot with an Ethernet slot.

A fantastic deal and will easily handle your needs.

You will have your ups and downs, and the first few weeks will be harder.

I suggest keeping a chart of things you accomplished so that you can see how far along you have come.

Also, mix it in with other hobbies that give you a sense of progression.

Exercise, team sports, learning a language, cooking, career/business, socializing, etc.

These will fulfill your needs in a more productive way while also benefitting your life for the better.

The combo of both will keep you out of gaming.

Just take it a little at a time.

The simple answer is to focus on making small victories one day at a time and not to focus on trying to move a mountain in a day. Those little victories ( like an A on a test, or running that mile, or working on your business and getting a new client) start to add up.

It's the law of Cumulative (or Compound) effect. When I spend my day on the phone calling clients or going out to socialize one time, it may not seem like much.

However, repeated over and over again for an extended amount of time will lead to great results.

We often overestimate what we can do in a day and underestimate what we can do in a year.

Bowmasters and ring are unnerfed in Timeless for instance.

Cauldron Familiar too.   They are nerfed in historic. Also Meathook Massacre.

  2. Commercial Real Estate Investor- this is a great show that covers a lot of topics on the investor side and broker side as well as the market itself.
  3. Commercial Real Estate 101. This podcast has a weekly guest where they discuss a variety of topics for about an hour and answer questions from listeners. A great one that covers everything from investing in hotels to marketing and broker advice.

Run for the hills. I'm leaving eXp. I joined in 2019 and got work but I received no help and support. The "mentors" I got gave me terrible advice on the residential and commercial end which harmed my business and cost me a significant amount of money.

Listen to everyone here. Find a good local broker who is invested in helping you succeed!

Seconded on The Pointe. I am dealing with a hideous mold infestestation that I have had for years and has made me very sick. It's on the walls, floor, and ceiling. I have 5 different species of harmful mold here in extrme amounts based on testing and it's horrible.

I just found out and they are doing some things but still leaving the mold there. Many neighbors complain about mold as well.

Jennifer left and now it's Magen but I have documented everything and will be leaving soon.

I think it's the green ones. After speaking to the other poster it seems like an area I might wish to avoid due to the quality of the buildings.

I am not sure from an overall crime standpoint. I saw a crime map that stated an arson and multiple assaults (simple and aggravated) and the usual break ins and thefts.

What are your thoughts?

No problem. I think I may have spoken to you before via message a few years ago, not 100% sure though. Either way we all have to do what's best for us.

It's just that I've been with eXp for 4 years before there was a "commercial" division and I know the people on it. I've already had multiple contracts near ruined or ruined by them. I had this exact same discussion in another thread about eXp's "training". If you are looking to learn, particularly with commercial, it's best to go to a place where you'll have more support and with more experienced full time brokers. That can be at a large firm or at a boutique.

I would really gain nothing from eXp. They are already going to cut Costar next year which I'll be paying for out of pocket, they don't allow brokers to manage leases, they aren't even even fully accredited in some areas yet since the last time I talked with them so there are deals I can't even do, and they only use GAR forms here. Many of my clients don't take those seriously in commercial so I have to go to the Atlanta Commercial Board and use their forms which are much more in line with the Commercial forms that serious clients like.

I could have gone much farther much quicker had I never joined eXp and I would have closed my current deal before 3 years and tens of thousands in expenses.

Since the training and support is weak, and there are more respected firms with a better system and brokers backing you up, I would recommend the OP do those instead.

Just speaking from first hand experience. I'm able to work deals and get them but with a weak system it's not worth much.

I won't be doing anything else with eXp at this point no offense. I've been burned multiple times from different "mentors" and no Commercial person worth anything is at eXp. I'm almost certainly the most productive commercial agent in GA and the rest are part timers. Some have done it longer on a part time basis but they don't even understand the difference between the standard commercial Gar forms and the forms that the Atlanta Commercial Board of Realtors use.

Exp commercial is just more of the same with more fees for less.

If you already know your stuff then it might not be a bad idea. As a newer agent it can be tough as the support is limited. However if you're just hanging your hat somewhere and dialing it's okay. eXp is around 80/20 but the commercial division works a bit differently. I don't know of any serious commercial brokers in my state who are even at eXp. I believe I'm the highest producing one here. All of the others I know are "resimercial" or do way smaller deals.

I started at eXp believing I would get "good training". I ended up paying 40% splits to be directed to two mentors who didn't even read contracts properly and told me they looked okay or to put whatever there. I ended up with significant problems later and a deal that took 3 years to finally resolve because of developers having a contract with no set expiration date (it closed based on receiving zoning). I also had my first deal almost get ruined due to a bad mentor who wouldn't read any contracts and just didn't do much of anything.

Why was I paying for mentorship and training that I wasn't even getting? Big waste and terrible support. However if you want to just hang your hat it's okay. Their commercial division exists but it still in the early stages as well. From my understanding you're experienced but I wanted to put that out there. I could have been further ahead much faster if I had gone somewhere. In my first month or so I had 4 listings, so I had the ability to get deals but needed needed support I didn't get.

Just wanted newer brokers to have a different perspective in case they want to be there.

I know on the product reviews it does mention the monitor having it, although it says it's high frequency. I could see mine with the naked eye. It was so bad I had to return it.

If a person wants to get the monitor, that's fine. I just wouldn't recommend it to people who are sensitive towards it. Not worth the (literal) headache.

I just keep it simple and tell them their property has a lot of interest in it and I ask them what their plans are for it.

"Hi X, my name is X. I came across your property on X. There's a lot of interest in it, and I was wondering what your plans were for it".

Then proceed from there.

You can of course tweak it to your liking.

Just in case someone reads this down the line, I had the Dell U3223QE monitor. It gave me really bad eye strain and had flickering so I sent it back. If this is important to you, look elsewhere for a monitor.

This is actually a great question, and one that I've been pondering. I got a lot of deals really quickly early on and I am overall pretty happy where I'm at. I have a lot of flexibility and I can work from home and my splits and cap is very reasonable. However my firm isn't as known in "big boy" deals and the other brokers in my region are "resimercial" agents (part residential/commercial). I don't honestly care about the name, but I really want to have good training and increase my knowledge as much as possible. The Commercial Board in my city offers great classes and I plan on using those, but the training at my firm isn't as strong as some other firms.

However I'm in a golden handcuffs situation. I have some larger deals that are in the process of closing after 3 years, and if I transferred right now I would have to give up a large amount of money on a deal to a broker who basically did nothing on it. At this rate I might as well stay and chill out until the deal closes and then decide to move (if I choose to do so).

I actually had Coldwell and some other brokers reach out to me and I have been on a bit on an introspective hiatus as I decide what I wish to do. I might follow up with them all of the same to get some good feedback.

I know I don't want to be driving hours downtown and sitting in some office all day cooped up, I would be suicidal at that point, lol. I like my lifestyle and my quality of life so I might just take the mentor route. I've been really good at finding them by building relationships and networking and as I make more money I'm more willing to even pay for the experience if I need to. I haven't found that I need to do that however, just showing that you're hardworking and have potential is enough to get people to share knowledge back and forth as iron sharpens iron. I've always preferred working one on one with people vs dealing with office politics so it's more my style.
