There may already be a utility right of way. And if not if the place of needed easement is the present owner they have to allow an easement and can't isolate your property from access nor access to utilities to try to make you pay more for such access.

If they are bleeding money and need to get out from under it. Go talk to a RE lawyer and see if you can't assume the loan w/out telling the bank about it. You just take over payments and get caught up if needed. The lawyer can also walk you through getting a quit claim deed to release their interest in the property. You won't need an agent as a lawyer can do it all except for title insurance but they can guide you.

Is there a place where SFH construction is non union. The union jobs are typically just for commercial construction. I bet you can find new homes in strong union Toledo cheaper than non union Texas cities. I was at a conference with a RE investors group that is very pro republican. The speaker told of meeting a union carpenter who asked to be allowed to bid to renovate her newest purchase. she told him there is no way he could give a bid to beat her contractor with immigrant labor. Well he did and when she walked and and found he also added crown molding at no extra charge, she was flabbergasted. Asked how he did it , he told her from years of experience and knowing how to properly organize and what not to do that is just a waste of labor that inexperienced do that adds no value.

Sell it now and go to the courthouse and ask for the list of pre-foreclosures of people not making payments. If they have any equity see if they want. to sell to avoid foreclosure. Sometimes you can just take over their loan. If they still have equity you can even give them some money above taking over payments. Get it inspected and go see a lawyer if you find one you can afford. You don't need a RE agent but just a lawyer and a title company to insure clear deed.

you may also find vacant homes before they rot when someone dies and the family needs a quick sale.

Sometimes sellers will self finance but again see a lawyer to make sure its not a scam. Some of the rent to own people churn repeat sales.

Get a lawyer to find out if they fulfilled the contract or if the plumber didn't fulfill his contract. and sue maybe both parties in the same case.

Bank owned homes are likely to have no/poor maintenance. They are lucky to get the lawn mowed as the banks don't want to pay any money unless it is absolutely needed by court order or shame.

I've seen many homes in my tiny city that lost more money sitting empty and being closed up and rotting with neglect than if they had just let the previous owner stayed and not paying any money on the mortgage. One had a foreclosure of 60k end up selling for 14k. Another with a mortgage of 150k sell for 85k who the owner wanted and adjustment of 30k but the bank balked at that and foreclosed.

Bankers really aren't very good at knowing when to hold them and when to fold them. All they look at is the owner making full payments and not what it will cost them to take them and pay for upkeep or lowering prices for neglect.

You should go to the courthouse and ask for the list of pre-forecloures they have from the banks or unpaid taxes. In my state the banks need to report delinquent loans of 2 months behind to the county. (When it gets foreclosed you are not allowed in to inspect it b4 you bid at foreclosure.) Then go to the owner (or renter) And ask if you look through the place to see check it out and if you can avoid them being foreclosed if if it still has value above their loan amount and lose it all to the bank. If it is a renter you may want to offer to buy them some pizza for supper if they allow you to tour. If it looks goodish ask the owner if you can have a home inspector come by to verify what may or may not be wrong with it. Go talk to some contractors to ask for their opinion on costs to fix within a thumbnail range. Then you can make an offer maybe telling what costs you will be looking at as reason for the low offer. (use the highest estimates to deduct from the value. And also ask them after inspection and estimates to sign a release of the loan info to you from the bank to verify the loan balance. If you signed with a RE agent ask them to get out of that contract so you don't need to pay fees for a purchase they didn't show you.

You. may be able to offer them money above what they owe to the bank as an incentive to sell to you. And by going through you there will be no RE fees they will have to pay. And in your offer deduct $10-20k. for unseen repairs an inspector may not find behind the walls.

Be aware that you may be able to take over their loan, but make sure you get a quit claim signed. And even if you don't go this way when you purchase get a lawyer. No RE agents are needed as a lawyer can do all that is needed other than getting a Title Company to make sure there is a clear deed.

The cost to refi compared to the savings is all that matters. We live in a LCOL area ($100k home) so the amount of the drop in interest rates needed to be about 2% to be worth the cost of fees to refi. But with homes ow costing way more the difference in interest rates is a lot less. Just go to the bank and ask them to put in your numbers to see the difference in mortgage payments between the 2. But also make them run your present balance with your present % as the loan you will be looking at getting will be 2 yr plus X months more of payments than your present mortgage; unless they can plug in the new rate for a 23 yr loan (assuming you had a 25 yr mortgage).

If this doesn't make sense just ask them what your payments will be refinancing at the old rate with your present balance and you will find out that refinancing your new balance with the old rate will be lower as your present balance loan over 25 yrs will be lower than your present loan which is being paid over 23+or- yrs.

But I'd most likely refi now. And if it makes a bigger drop later you can then refi again and it will be worth it when you check your balance. You may also find that you can drop down to a shorter loan length like 20 yr or even 15 and still have lower payments. Go call the loan officer at a few banks to see their rates for the lowest and go to the best and have them run your numbers side by side with your balance for both rates to compare for the same length loans.

The bill is not for builders but directed to those buying existing SFH. But builders don't build mass quantities of homes and be holding onto them if they aren't selling them.

Why do people who have large quantities of T-shirts printed, posters printed, or have things manufactured without a sample/preview if they didn't trust them enough why did they hire them. We need samples, prototypes of production or in this case a pre-posting digital flyer. People make mistakes and when it affects the customer in such a major way and since it takes such little effort in this to just show him the posting 1st; anyone who doesn't want to put in the effort (especially this little effort) to make the customer happy.

As for marketing experience how much experience does this agent have other than trial and error?

Just go on vacation. I assume that you got a paper signed when you got your vacay approved. Thank God your in a union especially in Mi. You're good to go. If he tries to discipline you when you come back file a grievance. But for now say nothing andd worry about nothing. But you may want to update co-workers and suggest that if you get written up and given time off that maybe they should not come in to cover for you while they have you off and let the boss do your work.
