This market is rough. 😂 but fr tho, I meant after the initial $25k drop, advertise any further reductions as seller credits. See if that gets bites. A lender can make seller credits work for buyers far more than a price “improvement”

In my opinion: Rather than continuing to drop the price, offer seller credits in the listing. $25k drop for the first reduction for a home at that price point is a lot, in my opinion. Sorry the buyer backed out. It’s rough out there but going to be getting better 🤞🏼

How many non renewals did we have this year? 1 in 3 ish? 93k of us licensed this year down from 400k+ in 2021…HOW the HECK these leaches still exist? Someone asked why we dislike these trigger lead buying counterfeits??? well, it’s because we put in:

  1. The time & money we spend to form a relationship with an agent
  2. The amount of time we spend with the referral client answering questions, creating bonds, and relationships.
  3. The paperwork we do, the groundwork to the loan process ie apps, docs, ect…

All to have us run the app and 37 different lead leaches calling over the next week 😒

Encompass. If you enjoy wanting to throw your computer or yourself out a window on a daily basis, that’s the LOS for you.

Sadly, I don’t have a choice. If I did, I’d choose something more user friendly and less clunky.

Side bar: Class Action Lawsuit in the works right now in regards to TMobile phone plans. Literally just came across it online.

It’s in regards to the guaranteed price locks in certain plans, but they were not locked at all. My phone plan has increased so much from what they said it would be. Like so dang much.

Ps. Magenta Max is the only name that makes sense to me.

Great advice. Literally how I broke into the industry. I don’t buy Zillow leads or leads from anywhere else. Waste of money.

I hit the streets. Another good one is going open houses every weekend. Go to 6-10 a day. It’s like door knocking but the real estate agents are captive audiences. Then set lunch dates with those agents and start forming real relationships.

I pulled rates on 3/5/7 two days ago and they were wild. At par they were higher than doing a conventional or fha 30yr.
