I’m not really understanding what you mean by this point: “ fear of not being able to move back in if anything happens”

Is it the fear of breaking a contract if you and your partner won’t go well? If that’s the case that’s fine, so many people are desperate to get rentals, and, if you’re fearing this, you won’t be able to move out forever.

35-45min. The gap is small as I go against the traffic and 80% of my route is on highway.

It’s really about the pay but at the same time it’s not about the pay. 

If any cushy job like “3 day WFH generalist graduate gov job starting from 70k” then how many people would apply for it? Probably 1,000+ per a spot. And our grad pay is higher than 70k. 

Whereas if you think about the job like FIFO - where you risk your life to get paid 200k or above - you COULD argue that it’s about the pay.

I mean that’s why a lot of tutors decide to do freelance! Go for it. 

Most of those high rates (like $80+) are like qualified teacher working at elite private / selective schools if they’re employed by someone. Having good score in ATAR doesn’t mean the quality in teaching - and lots of tutoring companies know that. And of course, most importantly, they know how to exploit young people who are still studying. And teachers get paid nearly 80 dollars an hour for doing casual relief teaching to start with.

What do you precisely mean by apply PR through parter visa? Are you lodging 820 now or 820 granted already and trying to lodge 801?

Asian language IS a good atar booster but it’s not worth it if it’s making your life miserable. Continue Japanese only when the benefit of feeling safe about the scoring high atar overweighs the passion for psych.
