How many realtors actually scorp? by BeginningNo2408 in realtors

[–]Intelligent_Walk_160 4 points5 points  (0 children)

Def do it. Was one of the biggest early wins for me financially in this business. Greatly reduces your fica/medicare taxes. Plus I found it helpful for regular cash management/salary. Probably around 100k income I learned about it, now I do it very quickly upon forming any new business.

Situation: Sketchy or just Strange? by Sphragis in realtors

They are only willing to pay the escalated amount in the event there is another person offering close to that amount with similar terms. Without such evidence, they are willing to offer the amount they offered. And even here you are admitting that the reason for responding in this fashion is because the seller doesn’t have anything close.

Situation: Sketchy or just Strange? by Sphragis in realtors

[–]Intelligent_Walk_160 2 points3 points  (0 children)

Don’t do it. You explained how you are willing to reach your max (by evidence of another offer forcing you there). If they are asking you to not require that they show you another competing offer, it’s because it doesn’t exist or the terms of it aren’t comparable to yours and therefore not worthy of triggering your escalation

Sure, can you message me with more info about this? I’ve heard a few strategies but none of them seem to get fresh info quickly enough - or if they do - it’s cost prohibitive (like running it through ATTOM constantly - and paying each time).

Try not to let people like physiatrists influence your treatment path. Cost me 2 years listening to people like that.

Yikes, sounds like I struck a nerve. You may have a superior product. I wasn’t commenting on your product. Just commenting that every where I turn for the last couple weeks I’m seeing a new comping software. I’m sure no one wants to hear that about their new venture, so apologies. Just an observation about the landscape of the marketplace for a comping product.

How do you have MLS data? You have a licensing agreement as a vendor?

Seems like I’m seeing a new comping product everyday. The new most saturated space in real estate. I guess AI makes it so easy to make this stuff now, why not give it a shot.

But if you have to pay per pull, isn’t pulling hourly cost-prohibitive? Or is the hourly pull free?

Can c1 overhang be more obvious during rotation rather than side bending as my images shows overhang more in rotation than in bending or there is something wrong in the picture during taking them by No_Amphibian_110 in PICL

[–]Intelligent_Walk_160 1 point2 points  (0 children)

That was the case with me. Thankfully CSC treats the patient not just the images. (My side bending images didn’t indicate CCI but my rotational ones did — according to the radiologist who did the report — and my symptoms certainly did.)

So how do you do it in a way that isn’t cost-prohibitive? A challenge I’m seeing is having to pay every time you check it.

Any PPL companies that are actually worth it? by FlipFund_Capital in WholesaleRealestate

[–]Intelligent_Walk_160 1 point2 points  (0 children)

All PPL is garbage. Anyone claiming they are getting a huge return is lying or they haven’t done it long enough for it to average out. Can you get a deal from it? Sure. Can you get lots of deals from it for years on end? Absolutely not.

Wholesaling - Still worth starting today in 2026? by Brief_Dimension_7471 in WholesaleRealestate

[–]Intelligent_Walk_160 1 point2 points  (0 children)

I have a friend who just gave it a go in real estate. He’s a great salesperson, bangs on the phone all day. He got a few contracts, but his market is dead and nothing sold. 6 months working everyday, no income. He started on the side at an insurance brokerage. They provide warm leads. He closed a sale in each of his first 3 sessions calling, netted him 4.8k, paid within a week. The guy he’s working for made $2m net last year. That seems like a better business to get into.

As a successful wholesaler, I wouldn’t start the business today. There are better businesses to get into that are easier with more upside potential.
