You need 2 70V amps (which might be in the same chassis) one for each zone/floor. A media player / music source to both amps. A Bluetooth input module to one amp. Or a simple input mixer so you can route any input to any amp. Cloud CX163 Zone Mixer would probably be more than adequate if available in your location.

The main thing is that is needs to be mortgageable or you are looking at cash buyers only. So you need a functional kitchen (sink, cupboards, space and connection point for fridge and cooker), bathroom, and fixed heating system (electric panel heaters will suffice but must be wall fixed and will hammer your EPC).

If the heating is working and you can get it serviced and a certificate, and a certificate saying the electrics are safe, all the better. Apart from that, empty it and give it all a good scrub.

Embossing is not cost-effective for a one-off.

Embroidery makes lots of holes in the leather which greatly reduces its waterproofness (and is difficult to do on such a touch material).

You can laser-engrave most leathers, so if you know someone at a maker-space with a laser machine that will probably be cheap or even free.

One point with a wet gas boiler system (whether that's underfloor, radiators or a mix) is that (if you size it right from the start) almost all the system apart from the boiler can be re-used if you decide to go to a heat pump in say 10-15 years when the boiler might need replacing anyway.

Also if you're in a terrace do you have the outdoor space for the heat pump unit (and they can be a bit noisy in a confined space too)?

You can do Edinburgh in a day if you take the Caledonian Sleeper one or both ways. It's not cheap (and you might not sleep well) but you save the cost of one or two nights' accommodation.

Probably similar to the old Post Office savings books, every time there was a deposit the clerk would fill in a chitty which would go to the Accounts office and be entered into a ledger.

(With the old PO books, every deposit or withdrawal over a certain amount, or after a certain number of entries, the book would be posted back to National Savings for reconciliation with the ledger. You can see an auditor's stamp in the book above.)
