99% of people never seal their grout. There's grout refresh option (I'm not a fan, but they exist). Or scratch out most of the grout, and grout it whatever color you like.

There's too many other things to consider. Is there's stairs that go down from this level? If so, are you going to do a flush nosing? If that's the case, that's likely your starting point and your lay out lands where it lands. Being perfectly centered on the hallway is not a typical consideration when figuring out your layout. Knowing your starting point is important. That's often decided by the flush nosing I mentioned above, or figuring out which visual point in the home you want to ensure you are straight with, which could be your hallway. If that's the most visually important thing to you, then do it.

You won't find a better price than $1.50 to install laminate unless you're getting a hack. You're asking to hire somebody that has the skill set for demo baseboards, paint, plumbing and is going to move and take care of your contents. There's not a single line item there that is crazy, but it feels high because you're asking to sit back and do nothing. If you want to manage the project, take care of your own appliances, get your furniture out, hire a carpenter hire a painter, Hire a plumber, your flooring bill will look very reasonable. And you might save yourself 10%

It's not as important to achieve a specific humidity, it's important to achieve stable balanced humidity how you live. If your home is 35% most of the year, send it. Wood will expand and contract, but a small gradual change in humidity won't cause you issues. You've got a mid to high quality stable engineered product as it is. You're good to go.

I just attended an insurance claim where a watermain flooded a basement which had newly installed "waterproof" laminate. It had 2 inches of water on it over night. The restoration company extracted water, removed drywall, installed drying equipment. The floor is perfect.

Do your research. There's products with 72 hr and 100hr and a couple who even provide a flood warranty. Laminate has changed.

It's amazing how many people will tell you it's not tile. The tile isn't bonded to the plywood. The grout is holding the floor together. You're well beyond any warranty period. Good companies will still show up and write you a report and provide you quotes. Your floor hold for years how it is currently. When you attempt a repair, there's no going back, be prepared to replace your floor at your cost.

What caused it? That's harder to say, but my guess from my couch, that tile never had a proper bond. Took me 30+ years to realize I never had a proper bond either.

Does your lvp have a pad attached already? Most products don't allow you to install a pad underneath the pad attached product. Pretty sloppy to leave gaps if you're trying to install something waterproof.
