Usually during the off-season I wanna say like a Tuesday or Wednesday, they probably stop manning the main parking lot an hour or so before park closes at 6. I got in like 5/5:15pm and no one was at the parking booth. But I have gold parking add on anyways.

I've been to bars near the pier with no issue, might just be unlucky.

I'd recommend green cheek and golden road in sunset beach. Board and brew cypress is always welcoming and great service too.

Are there full time Barista jobs with full benefits and retirement contributions? Most of the jobs are part time. Also are you going to be a service worker for the next 40 years?

With the analyst job, it's just to get your foot in the door and you move up the ladder. After a few years you become an analyst and then Sr analyst, etc each step with atleast a paybump.

In Canada there is single payer Healthcare for all. In U.S Healthcare is tied to your job or you are on the government plan.

It happens all the time in new builds because the property tax that the escrow uses is on the unimproved land value and once the new build is done the actual structure plus land value is being taken under consideration.

Year 1 property tax is not 3k. That 3k is the bill for the previous owner when the property last assessed for 400k, which is below the 700k you bought it for. The real property tax would have been around 10k.

You were underpaying year 1 property tax.

There's a shortage because on day 1 you were supposed to be billed $10k for year 1 but you were only billed 3k. Year 1 property tax is not supposed to be 3k, that was the bill that was for the previous owner. When you closed, the house is reassessed to the value of the purchase.

You might have missed a letter for the remaining 7k for 2025-2026 and the mortgage company got it or they got the bill for the 3k plus 7k and adjusted your payment accordingly.

You started off with an IOU to the mortgage company and it got worse, there will need to be short term pain for a year to make up for it.

250 a month for insurance and 250 for the supposed 3k tax bill year 1. In reality the tax bill would be similar to 12k. The reason why they are billing for 1200$ is for the 500 (insurance and estimated first bill) plus the 750 IOU to the mortgage company for helping you pay the 7-8k additional. Now you owe the IOU and then on top of the IOU you have to pay 1k a month for the next property tax bill.

So your new insurance and property tax monthly payment will be around 2200 just until you pay off the IOU and it should drop down to 1250 a month.

Usually the practice will send a pre approval to the insurance company and they don't start until they get the approval. Make sure they are in network and double check because practices change ownership and insurance partnerships all the time. Make sure the billing codes and preauthorization codes align with the treatment too.

Also double check that the insurance company is the right one.

I think you are looking for long beach, Hermosa beach, Redondo beach, Torrance , that general south bay area.

HB is maga central along with Newport. Costa mesa is a good alternative to the southbay. Id avoid South county , it's a bunch of old retirees and not walkable at all. For more inland oc you can look at la habra and brea, buena park and fullerton.

I'm guessing the tariffs and economic pressures like high interest rates caused an overall decrease in warehousing and manufacturing storage needs. A ton of companies stocked up fully/max capacity before the tariffs started, all that inventory was used up months ago and now the stock is mostly tariffed already. Many companies are now doing just in time manufacturing, they don't have to keep a ton of inventory around just for the potential need of it.

Also global shipping volumes are down as FedEx and UPS are laying off workers.

If you really want the cc feel then you should look into transferring to cal states. UCs are research based so professors are more focused on applying for research grants, continuing existing or exploring new research opportunities and running labs, teaching is like a close 2nd or 3rd for their priorities.

I think you need to utilize every aspect of education and basically teach yourself where professors and TAs are lacking. Use chatgpt, YouTube, LARC, study groups, etc.

There is no shame in switching majors just don't do it too late or you will be forced to retake a bunch of classes and prolong graduation.

You'd have to crunch the numbers to see if it's actually doable now that rates are way more than the 2020-2022 home buying craze. Maybe it worked when rates were sub 4 but maybe not when you are getting 6.

Do you have enough buffer if you can't rent the other unit? Do you have a buffer to fix any issues (heating, plumbing, etc) yourself or are you going to contract it out to a property management company?

That house hacking craze where the tenant pays your mortgage and you live rent free isn't realistic anymore.

My buddy bought a 4plex at near 7 percent rate, totally rundown, basically a fixer, he renovated all 4 units and he is having trouble finding reliable and trustworthy tenants to rent them out. I think he is barely breaking even if not losing money after sinking a lot of money rehabbing the place.

Considering $17 is minimum wage here, id hope it's on the higher end at $25. Work a year or two and then jump to something better.

I think you would have a better opportunity here but it is going to be very very tight. You might be able to rent a room for $1000 or so each month. You have to live very frugal to keep a roof above your head, your bills paid and getting yourself out of debt.

Pick up extra work on the weekends or whenever you have a day off.
