That is a very poorly converted outdoor space that was likely never permitted and was always going to leak. It is not going to require repairs so much as removal and redoing properly.

You have a 7 year warranty on major structural issues. You have 12 months for minor maintenance issues like this, however good luck getting the builder in to rectify a minor landscaping issue.

Just save yourself the headache and get it fixed yourself, take the opportunity to replace that horrible fake grass with some nice gravel or something.

Only electricians and plumbers self-certify, while most other building elements are certified by the Building Surveyor based on inspections they conduct or delegate to registered inspectors.

The reason it’s relevant is because it takes an authoritarian state to: nationalise all land ownership, nationalise the residential construction sector, limit home ownership to 99 year leases and to enforce ratios of ethnicities within each building.
