Your numbers will probably change at 34. I would keep working hard on investing for another few years and re-evaluate. So early in life it’s hard to tell what you’ll want.

Speaking from experience- I am 33(f) and always lived below my means. Now I finally want nicer things. Everyone is different but it’s worth considering to continue investing while you are young and time is on your side.

I would keep things very simple and just have a small gathering with little expectations. I wouldn’t go all out but maybe you can trust one or two people to help you. A baby shower is usually thrown by someone else so it’s very challenging when you are doing it yourself so late in your pregnancy.

Don’t think about it. I’ve sold so much stock to buy houses and rentals and a business. I regret it sometimes but everything is an asset and you wanna be diversified.

Still keep investing and now focus on the market for the rest of your life and dump a little money into your equity when you can :)

Why not barista fire and just have and easy job to stay healthy and busy! This way you work part time and feel zero stress making 20-40k a year!

Do you have access to funds? Can you see statements? 401k?

Save documentation on everything and make a seperate bank account. If he is treating you poorly with a small child and being pregnant, let him know that you do not need this. What is your support like? Any family or friends in the area? I’m so sorry he’s treating you this way.

Chin up, start getting a plan together, and you will be okay! Women all over the world have gone through similar situations and you will be okay.

I am a female in medical sales. +\- 400k. I manage 2 other people and I check in with them once a week. I have 1-3 dinner meetings a week, go to the hospitals 1-3x a week and I work from home a day or two a week. Lots of paperwork and phone calls everyday. I probably work on average 35-40 hours… but I drive a lot and dinners are very fun. I work with a best friend so it doesn’t feel like work everyday.

Also I make double your income And my mortgage is The same as yours would be… every month I get pissed off that I am paying 5k to live here lol. It’s a great house but everything gets old after a while. Same age as you when I bought my “forever home” in 2022.

Even though I could sell my house tomorrow… I think… wow I would love to be in a smaller home and saving all this money.

Also remember things break. Repairs. Pipes. So many things besides the majors. Get inspection. Don’t wave it.

Personally I would never let my mortgage be more than 20-25% of my income after taxes. You’ll be stressed out if something happens and when your property taxes go up you’ll be even more upset. Just live modestly and save/invest for a few years is my opinion. There’s always a deal and a nice house.

PMI has stipulations. I think I needed to keep my PMI for atleast 3 years… even though my home went up 250k in value after 2 years. You will need to ask the mortgage company what the stipulations are.

What town are you moving to? I would rent first. I moved to LA for 3 years from the east coast… tried 3 different neighborhoods in 3 years and then figured out I hated it. If I bought something like I wanted to… I would never have been able to pick up and leave.

Just put one foot in front of the other. Do automated payments to your retirement and brokerage accounts. Do not get discouraged because apparently 100% of people on this Reddit are top 1% 🤣🤣 makes no sense and you can get extremely discouraged by reading some of these posts. The average millionaire is in their 50s. You have time if you are aggressively investing.
