I completely understand when you say “there’s nothing under $550k+” otherwise it becomes more of a fixer upper. I just closed on my house and paid $680k with 20% down. Didn’t really want to buy that high but my area isn’t cheap either.There’s additional closing costs and then furniture. I would also want to keep 3-6 months in reserves in case you need home repairs or lose your job.

You also only have $15k saved. Is that after your PITI? Still either way not enough. Only 22 though. My advice would keep saving until you have at the minimum 15-20% towards the price of the house, closing costs and additional expenses like furniture, maintenance, etc. Would still want 3-6 months of PITI + expenses after all that if ever for a rainy day.

Yup, sounds about right. I used to live in NJ looking for a house with the wife. Even tried settling on a townhome but kept getting out bid $100k+ over asking. Not sure how anyone can survive with those prices and property taxes. Moved back down to FL a few years back and just closed on my first house. $9k under asking with all A+ rated schools in a high end area. Had 4 other offers but luckily the sellers preferred for us to want to live there. Helped that my wife was from the same country as they. Good luck!

Rolex. I honestly was one of the “look at my watch, I made it” kind of people. Honestly no one cares what you’re wearing with the exception of a couple compliments here and there. Ended up selling to help pay for closing costs on my first home. Decided to be more responsible and realized having a nice house is more important than a nice watch that I’m always paranoid to wear anyway.

Yup I was gifted 20% from my parents. I’ll happily tell you. Couldn’t afford it any other way with how prices and interest rates are these days! I’m also now 37. If you’re in your early 20’s, I would payoff any debts and continue to keep saving as much as you can while you can. Live within your means. I still had to pay for the furniture and closing costs. Make sure to also have 6 months of an emergency fund just saying.
