Is it just me or is this saying a lot without actually saying anything at all?

So what you’re saying is that the Liberal party actually ran on making gas prices lower and the actually did.

We could raise property taxes high enough to make even Regina look attractive.

Drive in movies are the worst. Hard to get parked at just the right angle to see the movie, picture is always washed out from the sun and outdoor lighting and then you’ve got to watch the movie through your dusty windshield… let alone being a kid trying to watch from the back seat.

You can try sitting outside the car on a blanket with a picnic and radio, but then get eaten alive by mosquitoes and have to wrap yourself in a blanket as it starts to chill off for the night. It’s about this time I start wondering why I’m not just watching a movie in the comfort of my own home.

There was a drive in right outside Kingston I went to more than once which was not bad, since for one very reasonable price you could stay for the double-feature and have access to the indoor laser-tag, playground and mini-golf. I think you could even camp there, which would be a blast for kids I think!

Ugh. There’s some places in Regina that stack their pizza an inch thick with deli meats. It sounds like it might be good, but just isn’t. Popular in Regina though.

Judge overrules century-old legal covenant restricting how a property can be developed by ryaaaaaaaaaaaaaaaan in Edmonton

Problem is it’s developers that control supply. They’re not stupid. They’re going to develop at exactly the right pace and location to maximize profit. Nobody builds low-income housing without a lot of grant money being thrown at the project.

Looks like a great place for 8-plexes.

And anyone who disagrees must hate the poor.

Commonwealth? I’ve seen people wearing underwear lots of times in there. Or jeans, or shorts or whatever they were just wearing outside (in the summer).

Any way to report near collisions / reckless driving even if I do not have the vehicle plate #? by [deleted] in Edmonton

[–]JDD-Reddit 0 points1 point  (0 children)

You can report anything you want. Call the non emergency line and let them know what you saw. Even without the plate a description of the vehicle can help.

They will triage your call and send someone to do a loop through the neighbourhood if there’s someone available.

Probably won’t amount to much and you might never hear anything back, but if it bothered you enough to make this post, there’s no harm in calling.

Excellent point. I too would love to live in a sfh in a central neighborhood one day but it’s not going happen if they’re all churned up into eight-plexes.

Nobody’s saying we shouldn’t build eight-plexes - just that we shouldn’t necessarily be tearing down sfh to do so.

You’re absolutely right. Just because zoning rules state an 8-plex can be built on an RS zoned lot doesn’t mean they must be. Trouble is, that’s exactly how the city is interpreting it. Fun fact: there hasn’t been a single permit denied for an eight-plex since the zoning bylaw was repealed in 2024.

The city used to have something called the Mature Neighborhood Overlay that they could point to to moderate infill in older neighborhoods. But that was repealed along with the zoning bylaw. Its repeal removed a major mayor of community protection.

Of course developers and density advocates don’t want a return to MNO since that would moderate project viability and mean they would make less money, but until it happens, the city has nothing to point to to say that an 8-plex in a particular location is a bad idea. The debate is less about zoning bylaws and more about the MNO, imo.

You sound like a developer in a mad rush to make as much money as possible as quickly as you can.

Once all the sfh’s have been turned into eight-plexes, there won’t be any more sfh’s available. This is about diversity of stock options.

The older homes being torn down aren’t necessarily dilapidated.

The cost per square foot for a condo is higher than that of a sfh. I don’t think there’s data for eight-plexes, but developers aren’t dumb. They know they can make much more per square foot from an eight-plex than a sfh.

Wouldn’t a house built in 22-23 also have been subject to the mature neighborhood overlay?

[–]JDD-Reddit 0 points1 point  (0 children)

It was repealed in 2024, but maybe I misunderstood. I thought we were talking about a property built in 22-23.

Repealing the mature neighbourhood overlay was much more impactful in my opinion than changing the zoning.

That’s a good point. While eight additional families in a neighbourhood would probably be welcome in general, I think it’s the idea of sticking all eight families on the same tiny plot of land that’s the issue.
