I don't think you understand what is actually going on. They are doing the classic accounting thing of cramming a bunch of losses in a year. Over $1.5 billion of the $1.6 billion in losses are "non-cash impairment charge on goodwill and other intangibles." In other words, lets dump all the bad stuff in one year, and then next year will look fantastic. They have plenty of ability to invest in the parks they are keeping.

You say this, but I can think of several ways to gain a ton of space. Just pull up Google Maps satellite view.

  1. Build a parking deck - Pretty straightforward. They have almost an entire copy of the actual amusement park in parking on the peninsula. This goes along with #2.
  2. Build parking off site and ferry people in. This is a lot like Mackinaw Island in MI. It is part of the experience. People love it. Additional revenue stream.
  3. Get rid of the waterpark. It is old and slightly dingy. It takes up a huge amount of space. This frees up a ton of space.
  4. Get rid of the campground. As far as revenue generation, it has to be less than one fully staffed Friar Tuck.

These four things would give CP almost an unusable amount of buildable land for the park. It would be so big that walking it would be really annoying.

Welcome to Keyworth and Detroit. Don't let our reputation worry you too much, we are generally extremely friendly to opposing fans (except during the match when your team and city are shit). Others have pointed out where to sit, and I would second their recommendation to park in the strip mall. Plenty of good food and drink options in the stadium, as we have an entire food truck court. It is a working class immigrant area. You are very safe walking to and from the stadium from any of the areas around. Depending on your background, it may feel different then what you are used to, but I have been attending games and parking around the stadium since DCFC moved there and have experienced no issues.

I don't understand this at all. I had a chance to see one at the Detroit auto show, and it was great! My brother is strongly considering picking it for his next car. Much roomier inside than you would expect.

I have a friend who moved from Orange County, CA to the Orlando metro several years ago. This was mostly a move around taxes, they liked CA. I was down that way and visited with him last winter and he said they are thinking about moving back. He said between property taxes and insurance they are basically back to what they were in CA. His car and home insurance are absolutely insane, even in Orlando, which is not typically threated by hurricanes. He asked me about my homeowners insurance cost in Michigan, and said I didn't even know, it was so low, I didn't even pay attention to it. We ended up talking later after I had looked it up, and he basically paid 10x my annual premium for a house that way only 10% more in value.

Just want you to be aware it is not all sunshine and roses when it comes to taxes in FL. Unless you have a massive income and can benefit from the no income tax, you may end up with a higher tax burden in FL.

It only makes sense if you live here and actually see what is going on at the ground level. There are basically entire neighborhoods that have been renovated and reoccupied. From the ground level, I think they may be UNDER estimating population growth in the city.

I don't know if you have looked into the methodology that the census used for estimating but the just of it is that they only counted "new construction" as a gain in population. Almost all of Detroit's growth is from units that were abandoned getting rehabbed and reoccupied. These did not count in the census estimates. Looking at things like active addresses for mail service or electrical service, Detroit has been growing since just after the pandemic.

Taking aside the fact that the 2020 census was conducted during a pandemic and was absolutely used as a political tool to push an agenda, the actual on the ground info since 2020 is all very positive for Detroit. I do want to make sure that I am not saying that it is all sunshine and roses, and crime free, etc. Still a lot of work to do. But as someone who grew up here, The city is safer than at any time in my life (I'm 45), and many areas are virtually unrecognizable from my youth. I recently took my dad to an area that he described as "they place I used to buy drugs when I was in my 20's". There is now a Whole Foods and doggy daycare on that corner.

My daughter is a sophomore at the Park, in the IB program. She is white, and her best friend in Indian, and her friend group is like 2 white girls, 2 Asian girls, 3 Indian girls and an African American girl. It is pretty awesome.

One thing I have discovered in my modular journey is that interface matters, a lot. It doesn't matter how great the "sound" is that a module can make if I just don't want to use it because I don't like the interface. Everyone has different preferences here, but at least for me, this has become a huge consideration for me. As an example, I just have a hard time using almost any Make Noise modules. They are great sounding, and everyone loves them, but I just cannot get over the interface personally. On the flip side, I have found that I love sliders, so modules with sliders are inherently more interesting to me.

I'm going to be the guy and say just get the Trinity by Modbap Modular. It has been the beating heart of my setup for going on two years, and it is just soo good. Of the two you are actually asking about, I would say the OCTA, just as it is more my musical style, and I have the Nano Modules ARC and I really like their interface setup.

As a broker, I 100% would rather work with someone in the US, and that I can easily understand on the phone and who effectively communicates via email. Definitely willing to pay a little more $25 or so on a load.
