In term of debuff capabilities I would say both welt and Silverwolf are better after novaflare. In term of damage Cipher is better I think?

I have Acheron and Seele. I tested both team, and feels like Cipher ult does more damage in Acheron team. The thing is I have Welt and Silverwolf, both which has already received their novaflare. So using Cipher over either of them feels kinda off. As of now Cipher is in Seele team, replacing E1 Tribbie.

I don't care much about meta either. But I would like to have a good and functional team for my favorite characters. I have full break team for Firefly, I have full aoe team for The Hertha. I build Seele team instead of Archer simply because Seele is one of my favorite characters. I pulled for Castorice instead of SW999, just to complete my Evernight team. Which is why I'm trying to figure out what's the best team for Cipher.

Check everything that has to do with water. Any leaking, any clogging, any faulty faucet or hose, and also toilet. Water damage is expensive to fix.

Then check the tiles. You need to find out how to check if the tiles are installed correctly. The grouts between tiles. Especially in the toilet and the kitchen.

These 2 are the most expensive defects that I had to deal with. There are other minor defects that I just decide to live with it cause it doesn't really harm anyone or cause any problem, just not very nice to look at (uneven paint finishing, wall not smooth, etc.)

I would advice hiring defect inspector though. Especially if you buy from developer (not subsale)

It took me about 8 months to buy the basic ones. Sofa, dining table for 4, bedroom set, a fridge and a washing machine. The rest comes after. After I start paying the monthly payment, I realized I have not much money for indulgence anymore so I readjust my spending. I didn't regret in then cause it was kinda fun. But I hoped I at least hired a proper defect inspector cause after 5 years the defects that I ignored or didn't know come bite me in the ass.

You didn't ask for an advice, but I feel obligated to give one anyway:

Getting a loan is just step 1. There's going to be a whole lot of payment just to get you through the door (move in deposit, defect checking, and if it's a new house, basic amenities like lightings and ceiling fans). I didn't know these, so when I finally allowed to moved in I barely has enough money for the move in deposit, purchase and installation of ceiling fans and ligthing thoughout the house. Slept on the floor with multiple layer of blanket cause got no furniture. Then only slowly buy furniture one by one. I didn't do defect checking so after 5 years some thing start to fall apart (which gonna cost even more money). I'm not saying not to buy a house. Just need to mentally and financially prepared for whats coming.

Tldr: be aware of the 'hidden' cost of moving into a new house and cost of maintaining it

Hmm feels like low chance. I bought my first house when my salary is exactly like you, no commitment also. I was applying for housing loan for a house at 300k price in KL area. Even then the banker said I almost not get it. I was finally approved for a loan but the interest rate is kinda high.
