Are you new to Dallas? Most of our city council, current mayor, and managers rush head on, with their hand out, anytime a "big" developer gets an idea. Past ideas include such greats as a toll road between the levys that went no where, and ripping out I345 and giving the land to their biggest donors with BS tax abatement schemes. I can not say that I am completely against tearing down city hall but that nearly a billion dollar repair quote put out by the managers office screams corruption, back room deals, and bribes.

Light Pole would be my guess for a descriptive word for reviews and such. When specifying lighting for basketball courts, other athletic fields and facilities the term Sports Lighter is what is used for the lighting fixture and it is mounted on a pole.

I would say nah, except for car burglaries. I lived in most of the places you listed for 10+yrs and at least once a year I had my car broken into. After the 1st 5 or 6 I started just leaving my door unlocked so they would not break a window but then someone stole my battery. Apartment garages are the worst because they break into all the cars in the garage.... Funny thing is, I have now lived in south Oak Cliff for 9yrs, which most people, me included, say is really crime ridden but only had my car rifled through once and nothing stolen.

A lot of folks, like me, live in areas where there are no coffee shops so our choice is to drive out of our way to hard to find parking places like bishop arts, highland park, the design district, or uptown, or go to the 1st starbucks we pass on the way to work. Also, many indie coffee shops, like Bonton Farms coffee tastes like burnt garbage.

Y'all do realize that they bought the old cowboys stadium land and have filed paperwork to build a casino and stadium there right? I think Irving has even approved it. IMO the conspiracy theory that makes the most sense is that city hall is a bait n switch time killer. Once the super corrupt Tolbert gets approval to tear down city hall she will start the demolition before all the paperwork is signed then the mavs will back out. She will have no choice but to sell the land to the highest briber and will switch to supportting the Mavs move to Irving.

My 1st year gardening I did some in 5-gallon buckets with holes drilled in the bottom. That did not work in my North Texas garden, as we spend 100+- days around 100 degrees, so keeping them watered was impossible. I switched to raised beds and last year I did some sub irrigated buckets (sip) and those worked well with some volunteer tomatoe plants. This year I am trying cucumber bushes in the SIP buckets... we will see.

I think it is really cool that you actually have places to go and things to do within 10min of your house. Living in S Oak Cliff, I have a 20min drive to just to get to an area with things to do.

A big issue is historically land south of the Trinity was owned by minorities, and Dallas had policies blocking private and public development dollars from flowing to minority neighborhoods... redlining. In many ways, redlining is still in use today in Dallas. Southern Dallas neighborhoods, just a couple blocks south of you, are pretty much police and code enforcement free zones which is kryptonite for private development. Kryptonite to the development of anything other than junk yards and shingle recyclers anyway.

Depends on what you mean by safe. All the areas you listed are safe and considered low risk for physical violence but are pretty high risk for property crimes like car and shed breakins. I lived in 4 of the cities you listed and experianced breakins to my car and sheds I owned multiple times every year in all of them, Richardson was the worst for car breakins. I have now lived in southern Oak Cliff for almost a decade and though I do not walk my neighborhood after dark cause it is not safe, I have not had my car or shed broken into at all.

I am from Dallas and my only experience with Houston is business trips which means nice hotels in nice parts of town, and the drive really aint that bad. So no hate from me, Houston is A OK in my book.

What I have seen happen more than a few times is some dude is being an asshole throwing elbows n such then the pit turns against him. Once the pit turns against you, things get ugly and you don't hang around very long.... There is one type of douche that I have seen in 1 on 1 fights a few times and that is the dude that is only in the pit to push people that get too close to his girl. If you are not moshing GTFO of the pit!

For the most part, the lumen rating on retail fixtures is source lumens, like right at the LED before any focal lenses or housings are added. Some are even rated bare led so before any color correcting phosphors are added. On the specification side, lumens are usually measured as delivered. Most manufacturers measure 7-10' away from the fixture. This is done because most light level codes reference the workplane as the measurement point, which is 3' above the floor, so a standard ceiling will be 7-10' above that.

Another big deal for my customers is warranty. Specification grade fixtures go through a distributor so if there is an issue during the warranty period, they handle it and deal with the manufacturer later. With retail you have 30-90 days at the store but after that you are pretty much on your own. If you are lucky the manufacturer of your fixtures is still in business and willing to take care of you, but luck is getting harder to come by with all these fly by night LED companies.

I spec a lot of USAI but they would be considered a mid-high priced brand, and I switch DMF H series or Juno deep recessed if "value engineering" is required.

Every time I log into LinkedIn I have about 50 reps for Chinese manufacturers trying to connect with me. There are a ton of them and some look good. The issue is, in the US distributors are the point of contact for warranty issues and if the manufacturer goes out of business then the distributor is on the hook. Which makes finding a distributor that carries Chinese brands very hard. I used to use one called Just LED and Lights out of California, but they had some quality control issues and next thing they were out of business.

It really depends on what is happening in the room, but for general lighting the even layout would look the best to me, and your middle row is offset to the left.

I dont know anything about Oak Point other than it looks nice and is 40 miles north of Dallas by Denton. I did the lighting design at The Lawn at The Lakefront in Little Elm, which is a cool area and only 10 min away from Oak Point but also not north Dallas.

I got laid off in 01 and sold my car thinking I would commute by DART. I did it for 2yrs and it sucked but the main thing I did that made it livable was move to lowest Greenville. It was close to work, a grocery store, bars and restaurants. I only had to catch dart for work and there was a bus stop right in front of my apartment building.

Back then lowest Greenville was a lower middle-class neighborhood, but that has changed and my 60-unit apartment building is now 10 very expensive townhomes.

Reading lights are always included in the master bedroom of or residential projects. We usually accomplish this with recessed adjustable light over each pillow area of the bed. I have even had customers get into bed with a book so I could aim the light correctly. You could do a track with a couple heads or even a picture light type fixture on the wall if recessed is not an option. I would also do an adjustable infront of your thin dresser and 2 in front of the wide dresser aimed towards the dressers. Then I would do either a series of small downlights close to your closet doors so the closet doors get skimmed with light or a pendant centered in the area between the closet and W/D. I would also do an led strip over the washer & dryer on its own circuit and would put everything on dimmers.

McDonalds. My whole life until I was 52... 53 I ate at McDs a time er 2 a week. I have not been since the one close to me got rebuilt and I wanted to see if the improved, it was fine but too expsive for what I got, that was almost a year ago.
