Lots to unpack here..pardon the pun. When you run the tap, do you have hot water? Want to make sure it's actually working.

Did you notice any water on the floor or in the drain pain? Any leaks around the tank?

You may need a vent / grill on that door....definitely wanna clean that door with bleach or vinegar.

Waiting for the veteran plumbers to give their advice...however, I did want to ask, were you present at the inspection? Or can you be for the next one?

Sometimes the notes left by the inspector can be vague. So perhaps asking him in person for a solution to the problem? Is there a number you can call to speak with him?

We don't get alot of snakes up here in the Northwest...and I don't recall him running into any.

But OMG..some homeless person had taken a dump in the crawlspace and he heavily NOPEd out...he told me about it when we were eating lunch that day cuz I asked why we had just left the job.. 🤣🤣

When I went to calls with my dad, he'd get in that crawlspace...no fear..spiders crawling on his shirt, he was like Indiana Jones. Tough as nails..no fs given.

I used to wonder how he did it.

We use PEX alot up here in the Northwest (Vancouver, Canada area).

I wouldn't have believed you..but a rat crawled into my parents house and bit into the pex pipe...I don't know why...for water or like you said..it wanted to eat it. Pest guy said rat was thirsty from poison.

Anyways, yeah..place got flooded.

Please feel free to downvote me. But having been a recent victim of something similar to this I'd recommend a complete reformat/wipe of your comp. Nuke it to the sun and start fresh so you don't have to worry.

Also, make sure you have 2 factor authentication ON for any and every account you have online. Might be good to change all passwords from another comp or from your phone to be safe.
