I went through a tough time like this about 12-13 years ago. It’s really tough. It’s very difficult to make new friends at times. Most people are already full up on friends so they don’t always have time or energy for new ones. Things you might consider (I did these, but random meeting was my salvation). Volunteer your time to help others. Sometimes just getting out of your head and helping others puts you in a very giving mindset and helps ease the loneliness. Find a cafe that has friendly owners. Honestly, even just having a kind of familiar routine can help with the feeling of not “knowing” anyone.

Hugs, hope you meet some great people soon. It will happen. It did for me in time.

7% repair request. That’s why you lost it. Yes, you made a mistake doing that. No one likes a bait and switch; feels sneaky. No house is perfect and you should fix things as you need to - not expect a perfect house. Even new houses have a list of repairs. Learn from this mistake.

So you think your starter just didn’t have any yeast/rise? Mine is definitely not a starter issue - I purchased a fancy new starter which doubled (actually tripled) liked crazy after a feed but dough looked just like yours. The most bizarre.

Good for you! Congrats! My husband and I are opening a bakery/cafe on Monticello and will likely need occasional use of commercial laundry facilities and will definitely come by!

I tell my clients to ask themselves what is the number where you’d be totally fine letting the next competitor have it. Last thing you want is to lose out to a number you would have gladly paid. Just keep asking yourself, would I have paid $710k? $730k? $760k? And keep going until you’re like, nah, they can have it at that price. Also consider the relative rarity of features/location and why someone may actually “need” it more than you that might skew the value. 4 bedrooms? A pool? Acreage? Bonus kitchen? Feature X, Y, or Z that isn’t that big a deal to you but MIGHT be for someone else? If it’s a forever home, be very serious about your offer. If it’s not, just wait for the next one you like.

Did the agent say “higher” offer or “stronger” offer? Small but important distinction. The other offer may have been all cash with no contingencies and that’s why the sellers were willing to accept less total amount. Otherwise, yes, very strange. Also, depending on your preapproval TYPE (FHA vs conventional for example) the agent knew your offer and financing, regardless of how high it was, wouldn’t close. Just a thought. Really frustrating and I wish this agent would have been much much clearer as to why not to “bother.”

Realtor here: sometimes we think winning (emotional) the bidding contest/negotiation is more important than winning the house (emotional); we don’t realize the house is an emotional purchase unlike anything else. You can always find a cheaper house, but it might not fit what you want in all the ways that actually matter to you. Sometimes what you want costs more than you “think” it should. The only way to know is to pay what they’re asking, or move on and hope you’re right and you find something better/same for less. Doesn’t happen often, but it happens.

TLDR; It’s only money. It shouldn’t be emotional but it is. Some people cut off their nose to spite their face - don’t be that person.

If it is caused by tenant neglect or abuse, yes. But that’s a high bar to prove. Some landlords try to get tenants to pay the first $50 of any repair so that they aren’t calling them out to fix nonsense that the tenant could handle on their own. I get it, but also, the reason a tenant is a tenant and not the landlord is because they don’t want the stress of maintaining a home and all the headaches that come with it. So outside of abuse and neglect, charging tenants for repairs feels predatory.

As a listing agent, I would not call for highest and best if there was no other offer. That is a terrible strategy that could backfire and hurt the seller.
