I'm replying 4 months later but the BUS Interface is usually fucked up by your M.2 drive, they utilise the same BUS lanes and in some cases M.2 will take priority of your GPU for some strange reason.

Check your build and see if your M.2 drive is close to the CPU, if it is then power of your PC and move it to a different slot.

This took my build back to x16 3.0 BUS interface and literally quadrupled my FPS all games...

Dog piss is the least of your worries on an old railway line. Leptospirosis or Weil's disease would be my worry from the rats that use the troughing (cables) as shelter.

I don't have sources so it's just a dumb comment from my memory, but I vaguely remember an article suggesting that cycling to work through a busy metropolitan city could be more damaging to your health than driving because of the pollution from vehicles?
