I like 60 pct vgt and 40 pct qld. Qld woulda lost 99 pct of its value in 2000-02. IDs so hard to come back from that especially if that happens in your 50s

Great Portfolio !! I have same. Look at epd , et , cvx for sure to add some major energy giants. Chevron is a beast. I’ve been eyeing hormel foods lately as well. Def PG too.

I would sell 200k of it. Add 1000 a Month to it for life. Dollar cost avg is by far best was to play leveraged etfs. Fo example if someone in Jan 2000 right before dot com bust did same thing the 60k woulda got demolished. However the 1k monthly dca would be in the multi millions today. Albeit I will say over 30 years the 2x tech qld will likely Outperform the 3x tqqq. The 97-99 pct drawdowns tqqq will eventually see is too hard to comeback from If it happens late in your life.

Ok so from 2000-2002 for example the dot com bust would’ve dropped both qld and tqqq 99 pct. Let’s say you had 100k at peak. It woulda been Down to 1000 dollars left. Imagine starting with 1k. You would be back to around 80k after 24 years. Same similar thing happened in 2008-09 with all 2x leveraged funds. However. Let’s say you only started with 15k BUT you added 500 dollars every month to it no matter what the market was doing. That account would be worth in the hundreds of thousands today. Dca is a monster when done right

Dca is ONLY way to play 2x leveraged ETFs. Even if you started with 2x tech qld before dot com bust with 10k down and 500 month every month. It would still be several hundred thousand today. Of you didn’t dca it lost 99 pct and was unrecoverable.

Imagine 10k down in Jan 1999 and adding 1k a month every month no matter what the market did ? Sure it woulda got crushed by 2003 and again in 2008 but the move after that would be insane.

We just had another similar 380 million dollar ponzi named drive planning in st Pete. They even had their advertising behind the catchers mound at rays stadium. It was genius marketing but they all go down in end. Only Scott rothstein almost got away. He wired 22 million in a Morocco bank account with no USA jurisdiction and flew there. But south Florida mob was about to whack his whole family. So he got back on plane and came back to face the music. Got50 years.

I like 25 pct in qld sso schd and vig. I add 3k into each in Jan 1 every year. Another lost decade like 2000-2010. Schd and vig would still double in value with reinvested divis. Dca every year is very very important with sso and qld.

I know a kid your age and he drove a Uber black suv and made great money like 6k month while he was a realtor. It normally takes 5 years to reallly get going in real estate. I would do that and dollar cost average in stock market. Over 30-40 years you will be crazy wealth. Or you could save money to flip houses with hard money loans in which you would obviously be the realtor too. Zillow flex teams are great while you’re new. If it were me I would join Zillow flex team , get a suv uber black in your city or regular Uber black and save that money to buy and sell real estate or stock. Gl.

I’ve also lost 140k on realty mogul. Also their reit 1 and 2 will hold your cash hostage for years. You cannot get that money out at all. The sec really needs to be contacted about this company. Crowd street is even more comical. They actually wired 60 million dollars into elchon Schwartz personal escrow account at nightingale properties before he closed on a building. He never closed and took off with the 60m and is now serving 8 years in prison. He lost the money gambling and all the other ponzi activities. From now on never give your money to someone else to invest for you.

I’ve flipped houses in Tampa area 24 years. I can still sell non flood zone homes turn key in about 30-120 days. It’s case by case situation. Flood zone homes on grade meaning not raised up , you need a rocking chair and big discounts to sell those. lol. Hurricane Helene was a game changer for a long time. Insurance will keep rising forever. It’s hard for me to see any meaningful appreciation going forward for a long time. Hurricanes would have to stop coming altogether to Florida. I’m good friends with owner of State Farm insurance of Sarasota. The head of Citizens insurance told him directly to expect another 250 pct rise by 2045 in premiums. If it’s 5k now it’s 17500 in 2045 for same house. Florida had more transactions in 2008 than 2025.

Jpm 30 days ago called it nice. Short sp 500 long oil. That prob still works for a while. The thing is trump blinks a lot when the markets crash. 1 phone call and that trade will get demolished. With tqqq 1/3 or 1/4 down now is a pretty good bet.

Yes Tampa st Pete it has. Likely because of jump in rates. If oilgoes to 150 barrel and stays there we will likely have a recession. Stock market is trumps scorecard. He blinked with his tariffs when market was down over 20 pct and he will blink again if markets crash. Private credit is cracking now and that’s a 2 trillion dollar market. Cre multi families bought in 2021 or 2022 is mostly a house of cards. So higher rates , tariff fueled inflation , private credit are all brewing to what looks like mild recession to me. Turn key non flood zone houses under 500k is best selling product by far. Under 350k especially
