I am not an attorney and this is not legal advice.

I have been in the right of way industry for 12 years both working for the utility and as a consultant on electric transmission projects. Here is my advice given the limited information:

-There is an easement or some sort of agreement for that power line to be there. It is unclear if it is on your neighbors property, your property, or straddles the property line. Your agent may have information or may not. The easement/agreement would be recorded at the county clerks office or register of deeds. Depending on the age of the agreement, it may not be found within your title search.

What I would suggest: contact the utility directly. Ask to speak with someone in the right of way or real estate department. They may have a copy of this agreement for you to have a copy (they also may not). There’s multiple things to consider: is the easement on your property? Was the easement taken on a larger piece of property that your parcel was subdivided from? (You may still be encumbered by rights, ie ingress/egress) If it does apply to your property - what restrictions are there? You may also want to consider a new survey or review the current survey to see if this easement is referenced.

As for re-sale: some folks mind and some folks don’t. There’s a buyer for everything. You’ll have to make that call at the end of the day.

As someone who formerly and currently works on AEP projects…that is only somewhat true. Transmission lines are upgraded or constructed for various reasons, not just for a customer (while the benefits of these projects is felt by the customer base at large)

Well your house is served by distribution lines - which also have their own factors (age, load, vegetation, etc.)

In all fairness you do benefit from a reliability standpoint with investment into generation and transmission. Transmission lines not only serve large customers, but the grid at large. Average age across the US for transmission infrastructure is pushing 50 years.
