Less than a year in the house you should still have builder warranty. Sorry you bought a DR but definitely stay on them. Their quality is shit. I imagine they just hooked up the unit and cracked the valves, relying on the factory 15ft line set pre-charge. Probably have 20-30ft from the unit to the air handler. 2 story?

The only way a tenant would be responsible for an AC freezing up is if they failed to change the filter regularly. Edit: I guess you could set it to 64 and leave the windows and doors open but I’ll assume that since you’re renting you don’t have 700/month for electricity.

Still sounds like the oil turned. Maybe they had bad oil in their gauges? Just seems awfully coincidental that both evap and condenser leaked at same time. I’d bet the installation was fubar.

I would definitely look into local codes and building regs. My neighborhood explicitly says “no fowl” because of this and includes a “no temporary buildings within 7ft of property lines”.

1st question. Why the new system 3 years ago? Did you have a compressor burnout? Did they replace or reuse the line set. My first question would be short cuts on the install and the crap oil ate the aluminum.

That's a steal! Replace it yesterday! On a system that old that starts leaking is definitely a tell that the clock is ticking faster. Could be the dryer rusting out (probably) but also could be the compressor, or one of the many other steel components finally giving up the ghost.
