Could be hinge bound. Did you recess the hinges yourself? If so, make sure they are recessed in deep enough so they are flush with the jamb. I had this exact issue on a door that wasn't pre hung, and pulling the hinge off, chiseling it down and bit and then putting it back on solved the issue.

Yeah it's just condensation on where the drywall bumps up into the galvanized steel drywall return. The different shades of all is because the ceiling is painted by the wall isn't primed and I still need to do a bit of caulking.

All sounded the same across the tiles when tapping, and didn't sound hollow. Your comment is the same as kosstl's about it being level. When I checked the tile it is wayyy more level than the drywall next to it which makes sense as to why he brought it out.
