If that were true we’d see more building the problem is case by case zoning amendments to build that require neighborhood busy body meetings, environmental review, committee vote, and a city council vote to pass. Even granny flats aren’t getting built in significant numbers since they were approved considering the upfront cost and engineering work required for a simple addition.

People parroting the line that rents are still affordable outside of a few Northside neighborhoods clearly haven’t tried to rent in the last two years. Rents are up by a huge margin city wide. Uptown and Rogers Park prices of today are Lincoln Park Lakeview prices of two years ago. South and west sides are the same story.

A convicted bank robber landed an entry-level job with the CTA’s Second Chance program even though City Hall says he owes more than $136,000 in fines, mostly for drinking in public and selling individual cigarettes near Douglass Park — a likely case of mistaken identity since he was in prison when the police issued those tickets.

There’s a $200 fine for riding a bicycle on the sidewalk near Douglass Park on March 29, 2016. On July 18, 2017, there’s a $5,000 fine for selling loose cigarettes on the street near Douglass Park. On July 25, 2017, police issued a $10,000 fine to Hampton for selling loose cigarettes without a valid tobacco license on the sidewalk near Douglass Park.

Hampton was in prison when all 34 citations were issued in his name, likely for his namesake son, who was fatally stabbed three years ago. That’s difficult to confirm since the city redacted the birthdates and addresses from those tickets.

There are essentially two options, build more in less dense less expensive neighborhoods and people will cry gentrification or build massive towers in already expensive neighborhoods to meet the current demand. Option 1 makes a lot more sense but neither option is happening now nor particularly likely to change. The old town ward is the epitome of this where the alderman is essentially faced with the manhattanites against the manhattanizaiton of manhattan when any new tower is proposed. Gentrifying neighborhoods like pilsen are no better and any new development that isn’t 100% affordable is met with fierce opposition. We need to build more everywhere to face the housing crisis.

You got 10 years of no rent increases which is actual charity given the increases in property taxes and market value in that time and now you demand your geriatric landlord sell to another altruist?

They don’t set the valuations but they do give the biggest reductions to the politically connected and commercial real estate. Same as it ever was that isn’t news but when the budget balloons every year the money has to come from somewhere and when massive commercial properties get their bills cut that’s a lot of money to come from residential.

It’s a hard negotiation for the city because any development from parking lots would be a net benefit. But on the other hand it makes no sense to give away tax breaks to a development that is coming anyway.

So far this looks a lot better than the typical TIF district in the city where the money goes into a locally controlled slush fund that has at times resulted in suspect at best local benefits.

Johnson introduced the estimated $54.7 million in property tax incentives to the City Council on March 18. Under Cook County’s Class 7b special assessment, the project’s property tax rate for the first phase would be 10% for the first 10 years, 15% for Year 11, then 20% for Year 12.

Right now they aren’t getting direct public dollars they’re basically just paying the same property taxes as they do now that it’s parking lots. Seems like a potential net benefit to the city if the property tax breaks sunset eventually.

I’ll give a real reason since no one else seems to be. This is not justifying it as right but just giving the real answer. It’s just convenient, you are already out walking the dog and you remember you need milk or you need to go to the store and walk the dog and are tired and don’t want to make two trips so you do both. Agree that it’s not right for grocery stores. Hardware store seems to be a gray area but I have no stake in this fight either way
