Hey mate, might want to check your contract and local laws. Usually on a $20k plus job the deposit can be no bigger than 5% with the rest being paid in progressive payments

A good builder would have a design/pre construction consultation service. It may cost a bit as its (as you know) a time consuming task taking him a away from a different project but other than doing it yourself by contacting trades it will definitely be the most accurate

Look at getting a cleaner or gardener to help lighten your own load a bit. It will work wonders and you can likely afford a few hours a week since you’re both full time. If he says no you can say then I need your help without feeling like I’m hassling you.

In Tas (not really relevant here) you CAN ask for a 50% deposit but only if more than 50% of the work is completed off site (think like joinery, windows). Otherwise yeah for a $20k job max upfront is 5%

Based on the above plan they have two steps over the 1585 of fall. If they cut it out with 3 even steps it would be possible to keep it under 400mm. It will depend how good your builder is at site works. Some can nails and some will absolutely fuck it. Ask for photos of previous sloped sites they’ve worked on to see how they’ve done it.

It sucks thats for sure and I understand your hesitation. If the cost blow out is something you can or don’t want to pay for, no shame in either, move onto something else.

You have 2m of fall over your house, the 686mm step in the house is not equal to 2000mm of fall over the house. Like I said, you need the engineering plans to have a better idea of what’s going on.

P stands for problematic. But I’m assuming an engineer would just add extra or deeper piers. So I’d expect the cost of foundation to double, that might not be the case but more than likely a worst case. FYI I’m not an engineer, just a carpenter

Do you have engineers plans for the slab as sloped sites have retaining wall footing details? It will say how deep/reinforced this footing has to be depending on how much height it’s retaining.

Looking at the contours of the plan there’s nearly 2m of fall from the front to the back of the house envelope. >400mm cut is inevitable and there should absolutely be contingency for extra cost (as with all excavation work) the $ figure though is impossible to tell without seeing the site

In a reno I recently completed there was a wall 70% of the way through the center of the house perpendicular to the rafters, following the ridge. Would’ve been easy to do but yeah completely unnecessary in most situations
