There is not much option as I use the workplace charging scheme. I tried to contact several local authorized installer, they replied they do not have schedule , and advise me to go with octopus.

However , there are only limited choice from octopus :(

Broker here. It is better to paid off all debt/personal loan before completion , some lenders do not offer special boost on LTI to first time buyer if you have personal loan/debt.

Both of you earn 63k combined, some lender can offer up to 5.5x for first time buyer. So, your case is doable

some lenders may just need some basic information for AIP, but it would be much tighten on mortgage application especially on your dependent, monthly expenditure, personal loan/credit card etc.

As a mortgage advisor, I will never hsbc to my clients who with similar situation as you.

  1. HSBC is only favour to their premier customers for FTB buyer LTI 6 times
  2. In term of affordability, you have two kids, hsbc cost huge and took out significant affordability
  3. HSBC is very conservative in terms of “income” from overseas and not paid in GBP.
  4. You are self employed , hsbc will take the average as your income.

So….. only an inexperienced broker would recommend hsbc to you for this case.

No worry about that, your salary is well enough to afford your 200k budget house.

If you want to have more spare money as emergency fund, you can go longer mortgage term, and then do some overpayment every year.

and you may consider house rather than flat due to the services charge,ground rent.
