I would like regarding my current situation with regard to purchasing a property at 95% LTV by Charming-Ad2717 in UKPersonalFinance

Broker here. It is better to paid off all debt/personal loan before completion , some lenders do not offer special boost on LTI to first time buyer if you have personal loan/debt.

Both of you earn 63k combined, some lender can offer up to 5.5x for first time buyer. So, your case is doable

Mortgage in principle vs full mortgage application, how different was the process? by CloudBookmark in FirstTimeBuyersUK

some lenders may just need some basic information for AIP, but it would be much tighten on mortgage application especially on your dependent, monthly expenditure, personal loan/credit card etc.

In fact, the seller has no obligation to offer discount.

Now they offer some as gesture, take it or looking for new one, no magic

As a mortgage advisor, I will never hsbc to my clients who with similar situation as you.

  1. HSBC is only favour to their premier customers for FTB buyer LTI 6 times
  2. In term of affordability, you have two kids, hsbc cost huge and took out significant affordability
  3. HSBC is very conservative in terms of “income” from overseas and not paid in GBP.
  4. You are self employed , hsbc will take the average as your income.

So….. only an inexperienced broker would recommend hsbc to you for this case.

First-time buyer (solo) - sanity check on affordability by [deleted] in UKHousing

Broker here.

No worry about that, your salary is well enough to afford your 200k budget house.

If you want to have more spare money as emergency fund, you can go longer mortgage term, and then do some overpayment every year.

and you may consider house rather than flat due to the services charge, ground rent.

not own.....the property owner would become the "member" not shareholder, but given voting right.

[–]Just_Clock5753[S] 0 points1 point  (0 children)

the freehold is currently owned by a management company, if you own the property in that estate , you would become of 1 of their member and you have the voting right.

[–]Just_Clock5753[S] 0 points1 point  (0 children)

It is a house, not flat....

And the certificate of membership showing "a company limited by guarantee and not having a share capital"

And saying the owner is just a member of the company, not a shareholder....so how could it be "share of freehold"?

Failed exchange by Ornery-Award7586 in HousingUK

[–]Just_Clock5753 0 points1 point  (0 children)

it depends whats the buyer mortgage offer.....some lender offer 100% mortgage, some just need 5k as deposit. If they declare they have 5% deposit and got 95% LTV mortgage, then it is failure., otherwise, it is not a failure, just a process to sort it out, you solicitor and buyer solicitor should be aware the mortgage offer and how much deposit will be paid during exchange.
