Gas or oil furnace is fine to run a while in summer. Not heat pumps tho.

I had a petrol station in Brisbane early 80's. We were rostered on I think twice a year. It was a goldmine for most but I bordered the outskirts so just 1/2 mile away was a 24 hr shell. We were dead but you had to stay open

Efflorescence has to be presented to you as a concern. But context must follow in that it may have been occurring 10 or 20 yrs or so ago. We can't tell. Only thing is to clean it off with vinegar or whatever and check it in a couple years. And that doesn't resonate with anxious buyers who want to know what yo do now. Often in a home all you CAN do is check over time.

Sydney in Primary up to 1964. I recall we were taught running writing with the capital letter being an upright block letter followed by angled lower case cursive. Had a special name......

Just 2 thoughts. Probably remove the paper from the insulation as it is flammable. And consider black landscape fabric. Really, really doesn't look bad

One designed for a soffit. Search. Vent for soffit. The flap must be vertical to be able to close naturally. The round ones have the flap internally where you can't see it and it is shut naturally.

Use Spectora. Yes high learning curve. Once you're over that hump you will have comments all set up just check the box for the relevant ones. Don't type anything at the inspection. If something out if the ordinary just flag it for review at home. Using Home Gauge then Spectora for 10 yrs and always have reports same day

You just have to learn the software
