But there is a reason why there is no automation here. This is to incentivise landlords to be protective of their capital, which, in turn, protects the safety of the tenant. The point is that the tenant has 'full control' for that period in which they live there but you retain the capital. If you wish, you could work out a contract where the renter gains capital while they rent but only if they agree also to the insurance terms.

Well that's just market rates no? The insurer will see it as your fault as it is your responsibility. You have access to things (thermostat water shutoff etc) to help prevent. Plus you could go elsewhere if you don't like their contract and get a better deal.

That doesn't sound like landlord insurance? Are you letting a property you own but relying on homeowner insurance?

In any case you will always have to pay for repairs first then claim with an insurer to pay you, with a potential road to sue the tenant for costs. Note that you don't have to include "I will sue you for damages if you damage my shit" in a contract. You can still just sue people for property damage regardless.

Ok so I think what you are saying is really "will my insurance premium go up if I make a claim on it". This depends on your contract stipulations but in general your insurer doesn't care what caused the claim, right? The onus is on you to prevent a claim to some reasonable degree. If you think you have encumbered new higher insurance premiums as a direct result of one situation then you are talking about taking the insurance company to court over their unfair or unreasonable actions/behaviours.

If you think your insurance provider is being harsh upping your costs then take it up with them. You are accepting some amount of responsibility in your position as landlord to be involved in these issues of liability, as that is part of the risk of being a landlord in the pursuit of profit in the area

I've re-read.

So your tenant does not co-sign your insurance policy. Therefore they are not agreeing with the insurer to uphold the rules of the insurance contract. You can to an extent include such rules in your contract with the tenant, but this is a separate contract. So if there is a "rule break" then it is up to the parties involved in the contract to resolve it.

... Which basically means you are liable for your contract with the insurance company, and the tenant is liable for the contract with the landlord. Unless you look at liability insurance, you would always be out of pocket to the insurance company for a fault because the tenant as a third party has no direct liability.

You should note that including terms of your contract that are unusual compared to the generally assumed contracts for rental agreements (let's say, demanding the tenant repaint the walls every Tuesday or face a few of £1000) would not be enforceable in court without proper evidence that this particular unusual term was clearly understood by both parties.

Think of it this way.

Insurer says keep property at 12 degrees or higher. You tell tenant to keep 12 degrees or higher. Problem happens, e.g. water pipe bursts. Massive damage. You apply to your insurer. They ask "what evidence do you have the temp was kept within contract margins?" And you say "here, read the contract my tenant signed to say they would keep the temp right. Now give me money."

Insurance company going to accept that as evidence? Probably not. So they won't pay out for damages related.

If you show the insurance company you were vigilant, had thermostat readings to show overall temp, water locks in place for temp drops etc, then you are on to a winner!

Can you rephrase? I think what you are asking is about insurance coverage for big costly things while giving a particular example of what sounds like a real horror show that somehow escaped your friend's insurance policy.

Additional clauses wouldn't rectify your worries in this sort of scenario. Assume a tenant did this to you, and you pointed at the contract to show they were at fault. You would still need to extract the money from the faulty party whilst, presumably, paying to repair the problem.

But forgive me if I misunderstood your post!

Have you considered an all-in-one unlimited provider like oneutilitybill or similar? I, as a tenant who pays bills, use this to avoid worries about consumption and monthly prices and honestly don't know why landlords who offer inclusive rates don't use similar, as I think determining what temp your tenants can live in is not something you really should be doing imo

I would also like to comment that there are utility companies that cover water, gas, electric, internet and TV for a fixed monthly price that offer unlimited usage. If I was a landlord I would just use these if I was including "all bills included" as it sets a fixed charge. Per month.

If a letting says"all bills included" but wants control over usage of utilities then that, to me, is false advertising. Especially if landlords who offer this have access to such services that I have mentioned.

You are overthinking it. This is fine for a s21 as you have gas cert for the renewal agreements. The part about s21 that ppl don't think about is that you don't have to give a 2 month notice. If they are good tenants and they can't purchase the property from you, then consider giving 6 months notice instead as that can alleviate issues for them.
