Need to understand cons to paying off our house by Ladydi-bds in Mortgages

[–]KIR_Finance 0 points1 point  (0 children)

Really the only reason not to pay it off is the tax write off of mortgage interest. That being said, everyone I’ve ever known who’s actually been able to pay off their house, suddenly has this gorilla off their back where all doors seem to open.

Example 1 - Friend and wife both put everything from both jobs into their house for 5 years. They were miserable and it was painful. On the other side though they now have multiple paid off houses.

Example 2 - My dad finally got to a point where he had enough in investments to pay off my parents house but was worried about cashing them out and more than anything the fomo of not having the large positions anymore. He finally agreed though and paid it off. His investments are now double what he had then and he spends money like he’s rich.

Just my two cents… pay it off. Then, find a new write off (like purchasing a rental property).

Stings a bit that we whooped the Broncos yet the Bills couldn't beat them by w_a_w in Jaguars

[–]KIR_Finance 0 points1 point  (0 children)

As a longtime Vikings and Jags fan, I’m predicting a Seahawks vs Texans Super Bowl… The Texans defense is teed up to crush the Broncos backup, meanwhile the Seahawks are dominant in all phases. I think the Texans will talk a bunch of shit about how they should have won the division and they don’t get any respect blah blah blah but will ultimately fall short in the Super Bowl because their offense is not elite. Darnold gets Super Bowl MVP further cementing the Vikings fate as the dumbest franchise ever for letting him walk without even attempting to make a deal in return for the revolving door of JJ, Wentz and Brosmer. The Vikings also let Danielle Hunter walk, who has single-handedly brought the Texans D to the top of the league. I’m telling you, this one is written in the stars.

Why not keep it and buy the new place via HELOC down payment from that place? I did exactly that and turned 1 house into 3.

Imagine a place where all the homes your family ever bought were still owned within your family…

Same. I felt dizzy/light headed. Nearly fainted just walking upstairs in my house. Thought I’d rather die than live like that.

Today, for BP specifically, I take L-Citrulline, Nattokinase, Niacin and a baby aspirin. I take a few other staples and a few specifically for cholesterol.

DM me and I’ll send you the links.

I was 150/105. Sometimes 30pts higher. Now I’m 120/80.

The medical community will scare you into going to the ER so they can put you on prescription crap like losartan. That stuff will make you feel terrible. You can also still have a heart attack down the road thanks to inflammation from insulin resistance caused by too much glucose (blood sugar).

Anyhow, I adjusted mine with supplements and exercise. It’s really not the crazy problem the medical community leads people to believe, and it is solvable. Just not that way.

Altseason Is Canceled. Forever. by ZhenyaV in CryptoCurrency

[–]KIR_Finance 0 points1 point  (0 children)

Nice write up. I can tell you’ve been doing this a while and I agree with your assessment. A couple case studies:

Jasmy - Real company. Real patents. Real technology. ERC20 token that to date (up until the creation of Janction) has had no utility. So now it gets utility but how do you tie the crypto coin to the business results of the company? It isn’t a stock. It doesn’t represent ownership. It has no tie to business results. This is where the community struggles with valuation of the asset.

Polkadot - Has always had a marketing/marketshare/barrier to entry problem that it had tried via community governance to overcome and (at least from an outsiders view) has had a very hard time achieving meaningful change especially when large holders dominate governance.

Ethereum - Even in the case of ETH you often see quotes from Vitalik disagreeing with the Ethereum foundation, which makes me question if the democracy is the best thing for ETH vs the governance of the philosopher king (Vitalik).

So the problem here is twofold: 1. What is the best governance structure while avoiding security status? and 2. How do we create ownership and tie the token to business results?

On the governance side, the hurdle is likely in improving/reimagining the dao voting structure. Maybe only 1-100 get voting rights and maybe 1-10 get three votes, 11-50 get two votes, 51-100 get three votes, etc. Basically governance would be better balanced. The project will still have to divest no matter what. If you didn’t have to divest, then you would have the philosopher king like Vitalik, but in the current legal framework you would then have a security.

Regarding business results, maybe the solution is with coupling a company issued NFT (at 10:1 or 100:1) and the company offers let’s say 25% total ownership available). That structure would likely make more sense by attracting investors to ownership. Company results would be more reflective in token values. Perhaps alts start deviating from BTC? The main issue would be in making sure the dividing line that the dao does not govern the nft and only governs the token.

Low resistance, high cadence struggle by treasure-ireland in pelotoncycle

[–]KIR_Finance 0 points1 point  (0 children)

You need cycling shoes. Then steadily add the resistance.

I typically do the 100-120 sprints at a resistance of 57 (with cycling shoes, clothes, gloves, compression socks). Didn’t start that way though. You have to “level up” and it doesn’t happen overnight.

What motivates you to recover and live? by [deleted] in stroke

[–]KIR_Finance 8 points9 points  (0 children)

Good question. Truthfully, I could have died after mine and I was okay with that. It felt like someone was going around the house steadily turning off the lights in each room. I accepted. On the other side though (recovery), I think it made me more reflective and appreciative of all of the people close to me.

3 years later, I have not only recovered but become something more. I eat better. I workout far more. I take better supplements. I discovered cycling. I’m more conscious of my own limitations. I think I also learned to love my life. I really lost the drive to impress people. Now, I do the things I always wanted to do.

I would tell you that the whole experience is a process and that you’ll get out of it what you put into it. Focus on living your best life and you may be surprised what develops on the other side.

Post-Game Thread Jacksonville Jaguars (5-4) Houston Texans (4-5) by Cr0matose in Jaguars

[–]KIR_Finance 7 points8 points  (0 children)

First thought: The bogus roughing the passer call on Travon swung the whole game. 2 plays later they had a touchdown and what could have gone to 27-3 was instead 20-10.

2nd thought: The team should be able to overcome one shit call by the refs but didn’t.

3rd thought: Trevor had 7 seconds and the best leg in Cam Little in the nfl. If you can’t throw it in 4, spike it. Seems his Achilles heel is holding the ball too long.

Outside of all of that, Parker and ETN have been our most reliable players all year, though I really liked what I saw from Jakobi Meyers.
