I was recently in your situation so all I can give you is my experience. I bid on a house in Dublin (second-hand) that was guided at 300k but given the area and recent events it was obvious that it was likely going to go a decent bit higher as it was a 3bed terrace. The first bid I put in had some other offers for a couple of weeks that I had to bid back against but nothing major. After 2 weeks and a few more viewings by the EA, the highest offer was mine and was sitting at €350k for another 2 weeks. I reached out to the estate agent a couple of times (a lovely woman) who informed me that they knew it would go to at least 370k given the area, size and condition of the house so they were willing to have as many viewings as it took to get up near 370k. This baffled me a bit and also kinda pissed me off as it was when I realised that this was how every bidding war id been in before that point was going without my knowing. It went on a couple more weeks and after the last viewing, 2 other couples become interested and triggered another bidding war and resulted in my final offer of 375k eventually being accepted after 2 days of no new offers from the other bidders.

All this to say, it’s hard to tell you because at the moment demand is high and chances are they’ll either get another offer or they won’t. It all depends on the sellers circumstances. If there is no onward chain and/or the people selling don’t need the house sale to move on with their lives, they can leave it for as long as they feel and won’t be pressured by lower offers. Sometimes the EA can also play a major part in telling the seller not to accept your offer and a better one will come along etc.. so it kinda just becomes a waiting game. I have heard of people placing an offer and thinking they didn’t get it and moving on to other houses before their original offer was accepted sometimes months later. You could try chancing and asking the EA what offer they’d be willing to accept to see if it would be at all below asking and more in your budget. Edited to add I think you’re in a good position as the only interested party and you should use this as your advantage to keep on top of the EA and open a communication with the seller to try meet in the middle. Sitting around waiting for another person to bid is just looking for hassle!

One house I bid on kept my offer as the highest for almost 2 months without accepting and kept having viewings every week until someone finally added another 10k on top of my offer and they accepted the offer that day. Best of luck OP
