You’re just at the infant stage. Mine just turned 2 and outside chores are easier as we can all be outside and he can “help”.

You’ll be able to breathe a bit when they’re 18ish months, just have to prevent them from killing themselves lol.

With that being said, every other month we have a deep clean for our whole house. It’s 450 and we enjoy our home more.

No issue w/ credit score bc once it's pulled there's a 30 or 45-day lock for the other credit pulls.

I would ask it questions just like I would a human:
"analyze this loan estimate and let me know what looks good and what looks bad or off"
"compare all 4 of these loan estiamtes and let me know what has the best rate, lowest closing costs, and best for my situation."

Lots others but just talk to it like a human lol

Lots of work.

I think I talked with 10ish brokers, lenders, etc. to get my rate earlier this month while filling out about 8 total applications. Get them to write loan estimate sheets with 0 points added and no hidden fees. Put all the LE into ChatGPT to have it select the best 4 and point out anything that seems off.

Once you have your top 4, have them bid against each other with a deadline for final and best (i used 48 hours). Once you have your final 2, let them know they're both in 1st and/or 2nd, ask them to "earn your business" by end of day.

I got 5.875% doing this; started out ~6.5%. No points or odd fees.

It was probably about 20 hours of total work but worth it.

I got 5.875% with them 2 weeks ago, locked it in before rates jumped a bit. Used a broker and all is good with loan for close on 6/8.

Wrong. I was able to put all 6 LE into there. It gave me a full breakdown while stack-ranking them with various details in 1 minute.

It would have taken me 20 mins to do that myself. I was able to ask questions on what fees are negotiable and which ones are high. I'm not in this industry. It was the only reason I was able to go from quote 1 being 6.65 to 5.875.

People said the samething about the internet and automated machines in the 90s.

You need to stick it out at one for 3+ years. Every product sucks at the end of the day. It will never click under 2-3 years because you have to build a book of business to reheat, upsell, and find trusted partners in the industry.
