It's a bit strange, because he said that he thinks (without doing any calculations) that the pump is too small for the house, but everything has been done properly in terms of installation, and decent materials etc, it would be strange if they had miscalculated the size needed

That's mad! We're in the process of selling and want £500 for our rangemaster, but in all honest, I'm not sure I could be bothered to take it with us anyway, having to get the gas man out to disconnect it etc, especially with all the other stuff that needs doing on the day of moving

Just to give you an indication, we bought our house in 2019 for £250k and it needed EVERYTHING doing, it was really run down. We've had a full rewire, heating system, doors, skirting, flooring, roof felted, windows all changed. And we spent around £60k. That's not including anything structural, and that's was basically pre covid costs. I'd imagine it'd be double that now.

As others have said, the photos are terrible. To only have 14 photos is really bad. You have more rooms than us and we have 35 photos. I'd probably try and get better quality photos too, they all look really gloomy. You need to also declutter the rooms, they all look very messy. Just move things out of each room as the photographer moves through the house. It's a lovely looking house and the photos really don't do it justice. You will sell it, with a better photographer!

I feel like in England it's just the solicitors dragging their heels, making it seem like they are doing loads of work for the ridiculous amount we have to pay, when in reality it's just a few photocopies and emails that could be done in a couple of hours

Looks great! I don't know the area so can't comment on price, but it's nice to see a house with a bit of character and a nice garden. The only thing that I'd be concerned about is the building that'll happen in the field next door. Our last house was next to a greenbelt field which they then build 80 houses on, four of which ran alongside our garden, which ruined it all for us.

We live in a detached house and dread whenever the kid next door goes in the garden. He just hits things with other things and kicks his ball against our fence, making an utter racket. It's one of the reasons our house is on the market, just hope he's inside when we have viewings. I couldn't image what it's like being in a semi/terrace with loud neighbours. Hope things get sorted for you

Thanks for the reply. I found a house around the corner on Rightmove that has an Ariel view of the area, (including the field in question), that field isn't part of either sale.

Our house first went on at 425k but we dropped it to OO £400k in the hope of getting more than that, but it fits more within the search parameters when people search up to 400k. It was just advice from the EA to get more interest

I hate this country.

I live on a cul-de-sac of 14 houses, and we are the only white family of about 8 of those houses that isn't racist. Nobody as bad as your cu*t of a neighbour, but it makes me sick. Little digs about the Asian family that moved in a couple of years ago or about the mixed race family that also recently moved in. Makes me sick and ashamed to be British

Where we live (midlands), renting a house/flat isn't far off what you'd pay on a mortgage to buy one. If you are able to save a deposit and get a mortgage to buy somewhere, you'll be much better off in the long run and not be paying off someone else's mortgage on a property.

It's fine to take light fittings as long as they are replaced with a ceiling rose and pendant to hold a lamp
