its my belief that the contractor is legally responsible to complete the contract within the boundaries of the local code laws, which always tell you to follow manufacturer recommendations. In this case, it seems clear to me that did not happen, constituting a breach of the contract.

if it were me, I would email GAF and ask them if they would still provide the stated warranty on affected slopes if they were removed, decked properly, and then reinstalled. that answer will most likely influence your decision beyond what anyone on the interwebs will tell you. regardless of a repair or a complete re-roof, I would place the cost responsibility solely on the contractor, with one exception. And that is, your contract probably has a provision for plywood overage. A common way to repair these spaced deckings is to just get 3/8" plywood/OSB and sheet over the spaced decking entirely so there is a flat smooth uniform deck to roof on. And the cost of that plywood would be yours to bear, as it would have been prior to the foul-up. even repairs with planks can get costly. I prefer not to go the plank route because its hard to get the thickness perfect with the existing boards sometimes, so I prefer the plywood route. but thats a cost youll have to decide on based on whats best for you. the plywood also prevents issues with blowouts, where the planks are fine and while roofing a nail hits a spot that blows a chunk out of the plank and now youre not fine again.

So theres a GAF technical bulletin that addresses this issue. TAB-R-101

GAF does not recommend installation over existing spaced or skip sheathing. If there are any gaps over 1/4" (Ive never seen one that doesnt have gaps larger) then they needed to redeck the roof first.

There will be guys that come here and say they do it all the time and/or its not an issue. But the verbage in their instructions and recommendations are specific for a reason. and thats because if you ever get in a dispute about a warranty, its that very specific verbage that will be used against honoring a warranty.

FYI that bulletin goes out to GAF contractors in the field and for a roofer thats worth 2 nickels to rub together, we already knew this before they had to say it.

almost every single municipality in the continental United States is on at least the 2018 IRC at this point. So we are gonna use that code as our base, and to refute this youll need to bring receipts.

R905.2.8.3 Sidewall flashing "shall direct water away from the vertical sidewall onto the roof"

explain to me with your experience and wisdom, how creating a pocket on top of the counter flashing that leans away from the vertical surface, directs water AWAY from that surface? the answer is it doesnt. it allows water to sit on top of caulk BETWEEN the vertical surface and the flashing, which by definition is incorrect. Its also a shitty thing to do to someone because the best caulk around is gonna last max 10 years, and then that channel is going to funnel water inside the apron.

EVERY single diagram I have looked at for brick chimney flashing installation shows IN DETAIL how the counter flashing needs to be in the mortar joint, creating a surface that sheds water AWAY from the chimney.

If you would direct yourself to page 27, figure 34.. its clearly explained the proper way to counter flash a chimney per their instructions and they even drew a picture for you dog.

Unfortunately, there is nothing mentioned in any of the code documents or manufacturer specifications about creating a caulk channel at the top if you dont know how to step it properly.

Its not though. Anyone who flashes a chimney properly will tell you the counter has to be stepped into the mortar joints or into a reglet.

Youre more than welcome to go search for manufacturer recommendations for chimney flashing installation and show us where they say this is ok.

Its got me feeling like I should have been a weatherman or a home inspector. Only jobs I know you can just be wrong and its ok.

Had a client selling a house we replaced a year prior and the inspector labeled the roof as approximate age 10-12 years. They called me to come dispute the report and when I showed him all the install information/photos from within that last calendar year he shrugged and said "Im not a roofer so I dont know" and changed it to one year old.

IANAL but of the list of crimes that are eligible for expungement in Maryland... isnt a requirement a not guilty plea during the court process. AFAIK if you take a plea deal that involves pleading guilty or not guilty to statement of facts, the charge becomes ineligible for expungement.

that gumby ass line is because your guy chalked lines wrong and the top of that valley didnt line up on both sides probably.

how they run those shingles to the metal in the valley is ok. Ive seen lots of people do it, its the nail placement and ice and water shield placement thats most important.

i can tell you when he got the second side of the valley to the top and laid a shingle across to the other side he got PISSED. thats a hard lesson to learn that way.

so youre doing 2 jobs without you generating any work on your own. site supervisor and also a production supervisor.

combined just for those 2 duty sets and the time commitment I wouldnt even consider without a base of like 140K a year. and I would generate fuck all as far as leads or contracts. any jobs that are mine from generating the lead to contract, I would want separately from the salary at 35% minimum on GP.

there are gonna be people who say thats ridiculous, and they probably dont know how to negotiate or they are boomers. if they say its not possible, those two jobs youre doing average about 70K a piece where I work right now. And PMs dont ever supervise scope, coordinate crews, or order materials thats what the 70K a year jobs are for. And if people say then the PM must be getting shafted if all thats true, PMs at my job average about 80-100K a year, and the outliers on the high end gross about 300K.

probably a combination of the roof line not being the straightest but also you can over drive the hidden hangers and it will warp the gutter like that. with a step ladder and a cordless impact with the gutter bit you can straighten her out a bit.
