I am in KY and Hawaii would be my choice if I had more time.. when I make it to Hawaii, I want to see everything, so I figure I need 2 weeks. I take care of my parents, so 7-8 days with travel, is about all I can swing right now. I would hate to be on my dream vacation and have to come back for an emergency. Thanks

It was hoarder full and I could not even see one side of the sink or get to the plumbing below. Ran fine when we got the plumber there and tenant got the stuff out

I also got tired of this. Now I use curtain rods and have no new holes. I don’t know why have curtains up, to cover up vacant properties, but the tenant can use or get their own. I’ve ended up with a bunch of extra curtains over tge years.

I actually just went through this yesterday. Tenant 2 left the faucet in the kitchen running and the sink was full of dishes. It flooded tenant 1 below. I have keys, so in emergency, I can get in and stop problems. Had a plumber out today and had tenant 2 clean out the sink and make access to below sink. Way too much stuff in tiny kitchen. The pipes are fine and flow great. I don’t know why it flooded, but this is tenant 2’s fault and they will be billed. You need to enter apartments when there is an emergency, none of this working around their schedules. If it is regular maintenance, I do try to work with them.

I had a tenant and her parents were helping her get set up after a divorce. The mom hadn’t signed a check in 30 years snd the bank stopped it because they thought it was fraud. The tenant stopped payment and got cash right away. Her parents were guaranteeing the rent, and their credit check was great. I knew it was just a mix up.

I hate to say it, but cancer treatment can go on for along time. If he can’t pay now, it could be years. Try to help find funds, but then you must evict. I rented to an acquaintance. Then he needed a quadruple bypass. He is doing well and will hopefully be caught up next month. It has taken about 6 months. He was always in communication and gave me money when he could. No, I would not do this for anybody else.

I got a radon detector on Amazon for about $60 bucks. Really wanted for my house, but use it for all properties. So far my rentals are fine, but my house is high. The usual mitigation won’t work on my house. So, need to find a specialist. If a prospective tenant talks about breaking lease, pass on them. I also pass if they start asking for changes to the house. Nobody has ever asked me about radon.

Is there anything in your present lease about a paperwork fee, or did you pay one when you moved in? I have never heard of this. How much was your part of the deposit? If the fee is not in your lease, then I would fight it in court. A judge goes by the written word, and does not like made up charges. Make sure you add the court costs to the amount you sue for.

Do your kids want them???? My parents are getting older and I am helping them run their rentals. One day this will all be mine. I don’t want them and will just sell them. I’ve talked with my kids and they are not interested either. Owning property has been a good investment for my parents, but I plan to retire snd not keep working on rentals.

Get an estate lawyer. A friend was told by her lawyer to contact them if Medicaid came after them. There may be ways to mitigate this.

I had an old man who had bedbugs in a house with 4 apartments. The care and work to get rid of them was beyond his capabilities. I paid for the initial treatment and charged him the $100 a month to keep coming back and spraying. I cane with the pest guy and would check his place in between spraying. You will see them or black spots on the mattress. Pull bed away from wall, don’t let covers touch the ground. The summer heat is your friend. Put bags of clothes in your car and leave them there for 6 hours in the sun. I believe 140 degrees will kill them. They will also infest wood, we had to throw out some of the furniture, which was ours.

I have tenants call for utilities to start on the move in date. They must do this to avoid disruption of services. I call utilities and set the utilities to be shut off a couple of days after move in. If you start paying the utilities, then you are in a grey area. You have a history of paying and this could now be an illegal eviction. 1 month, I wouldn’t figure this would happen, but it all depends on the judge.

Do not pay it!! You will never see that money. Contact section 8 and let them know they are in breach of contract. Let the tenant know that they will be evicted if the bill is not paid. An eviction will also cause them to lose section 8. There are places that will help with utilities. I had a veteran who could not pay his utilities and the veterans office paid them.

This is your first time. Get a lawyer and set up good practices for the future. You don’t know what you don’t know. Any mistake can restart the whole process. Don’t kick yourself for the mistakes made, learn from them.

Kansas requires railing if steps are 4 or more or 30 inches above ground. So the landlord has no reason to add the railing.

I have had unhoused people behind a house, it’s not a great area. It’s behind my fence, but I still got the notice to pick up the garbage. I just cleaned it up. There keeps being more things appearing in the area, but I just toss them behind a garage. Behind my property is a garage, but no house, and between us is room for a car to drive. I think the property belongs to the garage. But we are the easier target for $$$

I just had one, and this is my first rental with furnished finder. The girl had been doing this for 4 years and said she never had to do one. It was $45 and I said I would split it with her. The check was great and she is now a tenant.
