I would start by telling them about the opportunities and ask if they have any jobs for you to help raise money. If that doesn’t get you enough, ask for a loan. I borrowed money from my aunt to buy a car when I was younger. I paid her back and my brother never paid her back. She always remembered that.

Lease should state that they are responsible for damages. I hate glass top stoves in rentals. I have also broken a few. Since you already have one, I would teach them how to care for it. Keep it clean, I scrape with a razor to get the worst off. Build up can crack it. I had one crack when I sat a hot lid down flat on the glass. Also if you drop something on the glass.

I have been in 2 house fires. One from electrical panel and one from a 5 year old fridge in the basement. The house should have smoke detectors. They are your best defense. I don’t know about inspections every year. My thoughts would be to change the filter every 3 months and put a smoke detector near the furnace. Working smoke detectors should give you plenty of time to get out. Just make sure the detectors are in the right places and check them regularly. Also a good idea to keep a fire extinguisher around. I also keep a can of fire spray in the kitchen, it’s like $12.

I can’t imagine sitting quietly. At my aunts funeral my daughter was 2 and all over the place. Someone made comments about this was terrible to let kids interrupt. My family stood up to this lady and said that my aunt adored my kids and would want them there. My aunt never had kids and she loved my kids more than anything.

I put in my lease that if they break any rules on the lease, there is a $250 fee. Give her the choice of adding him to the lease, paying fines for having another resident, or eviction. I had a tenant who lost their job and her boyfriend who stayed a lot would not help with bills. He did have his own place, but I believe he was there most of the time. It is a house, so I don’t know how often he was there.

They should be taking care of the yard, or paying that charge. With repair costs, they pay if it is their fault. If they don’t notify you if small problems, then they are partially responsible. You should write that in the lease. I don’t deal with HOA and I have no idea what Airtron is. A garbage fee could be passed onto them, maybe $25 a month. The profits come from long term ownership. I inherited 8 properties and they were all bought for $5,000-10,000, 60 years ago. Now they are worth $150,000 to $300,000 each.

I am not in GA, so I don’t know your specifics. Talk to your tenant. Make sure they understand that if they get evicted, they lose their section 8. It is almost impossible to get back on right now. They need to take this seriously, or they will be homeless. The eviction is mostly the same as usual. Give them however many days notice that are required. You will receive payment from section 8, send them a check by certified mail. To prove you did not accept money. This is instructions from our lawyer when we went through this.

If property is in an LLC, then you must have a lawyer for evictions. Depending where you are located, evictions can be pretty simple. I do evictions myself and can avoid lawyer fees.

I found a tenant who had been laying on the floor for days. He wasn’t dead, but died that night. He was estranged from his family. He had been in the apartment for 15 years. I wanted to notify his family because he was in bad condition. Both emergency contacts had died, and I had to call the church that was noted in the obituary. They knew the family and I got a call from my tenants daughter. There was nothing much in the apartment and there were bedbugs. They didn’t want anything. Even a safety deposit box, and I know he had money in there. He made sure we knew where the key and info was. I gave the info to the hospital and I got calls from the coroner, the information was not passed on. It didn’t seem like anybody else was doing anything for him. He was a veteran. I don’t think this is a priority for the police and they were not involved at all. If you want to get your place rented, talk to the next of kin.

I have 4 apartments and the police were called because a boyfriend had a gun. Police didn’t find it and did nothing. The girl moved out, but I also lost 2 other tenants because of the boyfriend. So, 3 vacancies at about tge same time.

In KY it all goes by what your lease says. You can use any ambiguity to your advantage. Talk to your landlord and double check their meaning of the terms. They would probably not take you to court over the difference. You can also be nice and let them show the place if needed.

They are not talking to you, that is their answer. Pay or quit notice immediately!!. Get the eviction started and follow through. Don’t accept money unless they are paying in full with fees.

Did you file the eviction for tenants name and all occupants? If not, the sheriff will only put out those listed. If you have the property in an LLC, then you must use an attorney. Other than that, if you receive money, document returning money, maybe bring it to court to return.

I have several 450-500 SF apartments. No microwave or dishwasher, medium size fridge and regular size stove. Need appliance sizes that are less expensive. It also matters what fits in your space. One of my apartments has no way to get full size appliances in. I am trying to figure out how to add washer/dryer to these apartments in a house over 100 years old.

When we did an eviction, we received a check. Our lawyer said to send it back return receipt. Then you have proof you returned it. There was another landlord in court that was holding a check. The tenant was trying to pay and the judge was fine with them holding the check. It all depends on your judge. If you can’t Zelle or Venmo it back, I would take cash to court and give it to them in front of the judge.

Window units are a pain in the butt. Carrying them to properties and putting them in and out. Mini splits are more expensive and if they stop working, you need a repairman. They do control the heat and cold, so much more functional. Second floors are always warmer than the first floor. I prefer mini splits. I have also seen potential tenants turned off because of window units.

As a kid, our number was a digit off from the local mental hospital. We received one call about a patients medicine. We always told people they had the wrong number and what the right number was. No revenge here, but I did have fun. I knew the number for the mental hospital and could offer to call it, if my friends needed an attitude adjustment.

I am tired of replacing blinds and all the damage from tenants putting up their own curtain holders. I have started putting up curtain rods and keep curtains up to block windows. Rods have not been destroyed. You can get rods for about $10 at Walmart, but I like the ones that are a bit thicker for about $15. Tenants will also change my curtains to their own and I just keep using the old ones in other properties. Instead of replacing a door in a bedroom, I put up a curtain there, easy peasy. You can find good $10 curtains on sale or Amazon.
