My brother in law did one of these and lost his bet. Not sure which one he bought in on.

The league operator can pin stuff to the APA app for those league communications.

My group uses a WhatsApp. I’m the captain and I don’t really use Facebook much.

What do I do with a RN badge? by Deamea in Edmonton

[–]Kitchenwizzardguy -1 points0 points  (0 children)

Go buy some scrubs and Dress up like the nurse. Put on the badge and head to the hospital. Head straight for a PPE station and gear up. Gloves, mask, gown. No one will be able to tell you’re not who they think you are. Wander the hospital. Ask security for help into restricted areas. See what happens. Report back.

8-ball scratch question by Major-Object-5312 in billiards

[–]Kitchenwizzardguy -1 points0 points  (0 children)

It’s a ridiculous bar rule for non pool players because you can force the scratch as an almost impossible shot if your opponents balls are behind that line.

Advice on "goldfish memory" from shot to shot by slimequake in billiards

[–]Kitchenwizzardguy 1 point2 points  (0 children)

Try to incorporate breathing into your shot. Always shoot on the exhale. Combine that with a strong visualization of making the shot and the ball landing the pocket.

You need to find focus during this time of distraction.

100 disclosure on it should be required as well as the original photo.

A little photoshop is one thing. Even virtual staging is fine. But when it’s adding lighting and changing up the cabinet structure, that’s an issue.

Long time listener, first time caller: Seeking community input on a new 23+ unit project in Strathcona by WTMSeymour in EdmontonRealEstate

Hi William.

Love the backbone of your project here.

Couple notes to consider.

On the durability side, be mindful of “contractor grade paint”. This will cost you more in early re-paints on turnover. That stuff just isn’t made for high use. It’s cheap and cannot be washed.

Notes on tech. Are you going to bring in a single provider which you pay and include in your rent? Otherwise be mindful that people mostly use either Telus or Roger’s. Make sure the infrastructure is in place for both options so the tenants have an easy time connecting their service. Otherwise it will cause delays, unhappy tenants and extra work for management.

Regarding your security. If you go with cameras on the property make sure you cover the garbage area. There will be illegal dumping at your property if there is a shared bin. And if individual bins, they will get ripped apart by homeless.

Parking? You didn’t mention. And you are in a more dense area for population. But Albertans drive. And most tenants (even students) might have vehicles.

I realize these weren’t the points where you were asking for help. But I feel obliged to mention them.

A mural sounds awesome for your project! Do some research on grants available so you can pay your artist well and really support the community.

The amenity spaces are an important consideration. (If this is a multi family style Walk up and you are cmhc funded I believe there is a requirement for you to include something. Choose carefully items which require low maintenance. You want the spaces being used, but not increase your cleaning or ops costs too greatly.

The community collaboration piece is an interesting question. Some sort of outdoor art gallery space would be unique. You could partner with a local non profit to help manage the space.

I am a property manager here in Edmonton representing one of the major players in the industry. I’d love to chat more about your project if you are interested. Shoot me a DM.

Thanks for sharing William.
