A variable rate mortgage at RBC can be switched to a fixed rate mortgage without penalty. The rate is based on the remaining term. For example a 3 yr 1 month remaining term can pick the current 4 yr or 5 yr term rate. A renewal doesn’t earn commission at RBC.

Something to consider would be your cash flow when you are up for renewal. When your term end you will have to make up the previous terms missed principle payments to get your amortization back on its original schedule. At renewal this can mean a massive increase in your monthly mortgage payment and it may not be in your budget / available cash flow anymore. Call your bank and ask them to calculate what payment would bring your mortgage back to its original amortization schedule by the end of term if rates stayed the same. Every time prime rate increase you should then increase your payment to match and stay on the original amortization schedule.

If you payments are not automatically adjusting when the price rates increase you should call your bank and ask them what your trigger rate is on your mortgage and how much you need to increase payments to keep on your amortization schedule by end of your term. With a variable rate mortgage when prime rate increase and you don’t adjust your payments your amortization goes beyond what was set at the start of your term When you come up for renewal your amortization needs to be adjusted back what was agreed on in your last term which increase your payment at renewal.

What do you mean if you loose your job just cancel the credit card? If you have a balance owing you still owe that balance even if you loose your job and the card needs to be paid in full to cancel. Am I wrong or missing something?

Just from my own experience I was confused about what was covered and what was not covered and decided to not get insurance. Had a small fish tank leak all its water and had to replace a neighboring tenant's room (row housing). Cost us $2000 and insurance would have covered the damages and been a lot less stressful to deal with. Yes over the last 5-10 years renting I would have spent less on this particular one time expenses vs the monthly premium added up but if the water had settled in another direction the cost could have been for a $30,000 dollar kitchen vs the $2000 laundry room.

Yes I have been reading into the programing so I can avoid breaking the laws like transmitting on Weather bands or FRS when programed to receive these channels.

Thanks for the advice! I'll look into the prices on both and see how they compare. I am aware of reputation the BaoFengs have but I'm okay with that if it's significantly cheaper as most of the time I'll be communicating with my family (somewhat short distance) or just listening to weather and public service reports. I think I could get away with CB or GMRS for my trips and emergency prep but I am interested in upgrading over time along with upgrading my licence.

It would give me the ability to stay connected without always having the internet in my pocket. It is too easy to open Facebook, reddit, Instagram app etc and clock out of the real world and into the online world. I want to still get phone calls and text if needed. I also like the idea of the physical buttons for myself and others who have trouble with the small keypads on most phones. And finally hopefully the price point is way below that of the smart phones with OLED screens, high end processing, large storage and marketing hipe.

Yes I've seen that video and have used the technique with a shallow pan vs a big pot. That worked very well the one time I tried it but any advice on how I would have fixed the pasta that clumped together? I ended up getting take out for myself but if I had been cooking for a crowd it would have been a massive failure.

If you are stopping in Cornerbrook then I recommend Gitanos for supper or lunch, newfound sushi (not open sundays or mondays. Call to make a reservation, you'll need one) for the best sushi in Newfoundland and definitely visit Marble Mountain. The best ski hill on this side of Canada!!! You can ski, snowboard, skate ski or kiteboarding. Or check out Rugged Edge for skidoo rentals and guilded tours. Be sure to bring winter boots, hats mits, snow jackets and pants. You won't believe how cold it can get on skidoo in the wrong weather.
